Site work and new construction of an educational facility in Fayetteville, Arkansas. Completed plans call for the construction of a educational facility; and for site work for a educational facility.
The University of Arkansas Fayetteville, in accordance with the policies of the Board of Trustees, is soliciting responses from qualified firms to provide general contractor construction management services for a classroom building. This project will complete the Walton College quad within the McIlroy Hill district. The building site is the last remaining of three along the eastern edge of the district, planned in 2003 to create an ensemble of similarly-scaled buildings lining the hillside. The first two, Walker Hall (Machado Silvetti Associates with Allison Architects) and the Hunt Center for Academic Excellence (Perry Dean Rogers Partners with WD&D Architects), were completed in 2007. Those projects were carried out in concert with the realignment of Harmon Avenue and the creation of a new quad as the focus of the college. The planning of the district to date 4 has been intended to create deliberate spatial relationships among the buildings, to promote usable landscape spaces, and to celebrate the hilltop location of the district. The wooded Oak Ridge that surrounds the district threads through campus and helps to protect key viewsheds to and from the college, as well as connecting the campus to regional multi-use and recreational trails. The site is at a critical juncture of natural and built spaces, and the building design must reinforce the campus's urban design and landscape goals, as well as promote the overall architectural coherence of the district and identity of the school. The project cost is currently estimated at a maximum of $100 million, a number that was developed as part of the initial planning study, subject to further development during the design process. Total project cost includes the construction cost and soft costs like design fees. General contractors and design consultants will work with a university building committee, an independent third-party commissioning agent, and Facilities Management to advance campus master planning and design principles, as well as sustainability requirements. Printed responses should be no larger than 8.5in x 11in, limited to 50 sheets maximum (100 pages), fully recyclable (i.e. no plastic covers, plastic tabs, etc.) and bound with glue, staples, or thread (i.e. perfect bound, saddle stitching, etc.). No metal or plastic coils allowed. No loose pages or folders. Responses that do not meet these requirements will be disqualified. To avoid potential conflicts of interest, respondents should not communicate with university faculty or staff about this project.
