Renovation of a mixed-use development in Front Royal, Virginia. Completed plans call for the renovation of a municipal facility.

**As of October 02, 2025, this project has not yet been awarded. A timeline for the award has not yet been established.** Replacement of 6 roof top HVAC units at the Warren County Government Center and 4 roof top HVAC units at the Warren County Courthouse (court holdings). Project Site: 220 N. Commerce Ave. and 1 E. Main St., Front Royal, VA 22630 The period of performance of the resultant firm fixed price contract will begin on the day of issuance of Notice to Proceed, and continuing, if not otherwise terminated in accordance with the terms and conditions of this IFB, for 150 days. Direct all inquiries in writing to: Kimberly Henry, Buyer at khenry@warrencountyva.gov prior to 2:00 p.m. on August 21st , 2025. This is a turn key project. At no point will the County be responsible for any part or portion of this prto and the Contractor shall provide all labor, supervision, equipment, tools, materials, and incidentals necessary to remove and replace existing HVAC units. Contractor is responsible for obtaining all required permits, performing any necessary inspections and absorbing costs of both. Contractor shall remove existing 4 HVAC units from the Warren County Courthouse (Court Holdings) and 6 HVAC units from the Warren County Government Center in their entirety and dispose of properly and provide and install new HVAC equipment of like spec (unit list provided). Contractor shall provide and install new refrigerant lines as needed for each unit. All refrigerant lines must be covered with line hide. All applicable safety devices shall be provided and installed by Contractor including but not limited to drain pan safety switches. Contractor shall perform a system start-up to endure all systems are working properly and meet the manufacturer's specifications. Contractor shall provide at minimum a 1-year labor warranty, 5-year compressor warranty, and a 3-year parts warranty. Contractor is responsible for any and all electrical changes and modifications. Contractor shall clean all work areas on a daily basis. The County reserves the right to waive formalities and to reject any or all bids.
