All Roof Areas Are to be Included in Bid over famous footwear flat and tile 1. Remove and dispose of all existing roof shingle and underlayment membrane and metal flashing down and all roof vents to the exiting wood substrate . 2. Replace all rotten wood including fascia board include 100 l.f. in base bid and price per L.F.for over 100 l.f. discovered during the removal process. Please include 100 sq. ft. of rotten wood decking in your base bid. Also, include unit pricing for any rotten wood discovered that is above the amount included in the base bid. 3. Re-nail wood deck per Florida building code 2023. 4. Contractor is to replace all L-metal and counter flashing , color to match existing 5. Over the wood substrate mechanically attach a 30-lb. felt over wood deck with a minimum 4" side lap and 6" end lap. Fasten with approved nails and tin caps at 6" on center in the laps and 2 rows staggered in the field of the roll at 12" on center. 6. Over the mechanically fastened 30 lb felt install a new timberline shingles. 7. All new roofing accessories and flashing are to be installed per manufactures specifications. 8. Install new GAF Timberline shingles following the requirements of Miami-Dade NOA # 19- 0312.04. Shingle and edge metal color to be chosen by the owner. 9. Underlayment must not be left open and exposed more than 30 days after installation 10. It is Contractor's responsibility to ensure all local, state and federal codes are met concerning all work on this contract. 11. Contractor to provide electricity as required. 12. Metal flashing cleats or clips will be one gauge thicker than material being cleated if used. 13. Contractor is to maintain the building in water tight condition during construction and at the end of each work day *The value for this project is based on a financial range.
