Fort Wayne-Allen County Airport Authority is soliciting proposals to retain a qualified Construction Manager as constructor (CMc) to provide preconstruction and construction services for hanger 2003 renovations at the Fort Wayne International Airport. The Fort Wayne-Allen County Airport Authority reserves the right to reject any or all proposals received. Question Deadline Aug 27, 2025 All questions should be submitted electronically utilizing the attached Question and Response form to Ryan Bauer, rbauer@fwairport.com, Design Phase Services by the CMc shall include but not limited to: • Attend weekly coordination meetings and project workshops with the Owner and the Design Team • Prepare and maintain a Project Cost estimate and submit detailed, open book cost estimates as the design is advanced (including, at a minimum, at the midpoint and completion of Design Development, with a GMP at 95-100% Construction Documents) and provide ongoing, detailed, and independent cost estimating and knowledge of market conditions; • Provide project planning, phasing and scheduling, including logistics plans as design advances; • Provide alternate systems evaluation and constructability studies; • Coordinate and advise the Authority of ways to gain efficiencies in project delivery; • Provide long-lead procurement studies and possibly initiate procurement of longlead items; • Develop a Subcontracting Plan • Manage the permitting process; • Perform constructability reviews, biddability reviews, value engineering; • Develop a comprehensive safety plan for implementation during construction; • Determine means and methods for performing the Work; • Coordinate with various Authority departments and other agencies, utility companies and similar entities; • Protect the Authority standards of quality, safety, and environmental factors. • Identifying areas with high-cost escalations throughout preconstruction • Recommendations on how to limit project impacts due to supply chain issues • Consult trade professionals on all aspects of the Project to include, but not limited to, MEP contractors, to understand the construction relationships, constructability, phasing, work duration, etc. The CMc is responsible for continuous
