The Administrative Services Center Replacement Project includes replacing an approximately 75,000 square foot roof of a one story building that is primarily faced with stucco and brick masonry. The roofs are low-sloped (flat) and covered by two-ply modified bitumen membrane assemblies. Drainage of stormwater is facilitated by conventional roof drains. Other notable rooftop components include: HVAC equipment, heat stacks, exhaust vents, and plumbing vent pipes. The project will include removal of the existing roof system down to the tectum deck, including associated flashings, terminations and copings. Unused HVAC equipment related to the vocational high school is to be removed. Abandoned roof openings will be infilled with new structural steel and deck will be installed as required, low curbs will be extended as required to meet warranty requirements. A new built-up roof system will be installed to meet current building code and energy code requirements including all associated system components, insulation, flashings, terminations, edge metals and accessories. Existing roof drain piping will be reused as CCPS reports no leaks at interior drain leaders. In addition, a 5 percent Bid Bond, Anti-Bribery Affidavit, Certification Regarding Debarment, NonCollusion Affidavit, and Contractor s Qualification Statement (AIA Document A305) must accompany all bids. A 100 percent Performance and Payment Bond payable to the Owner and certification of appropriate insurance coverage will be required of the successful Bidder.
