Prior to construction, the contractor shall conduct necessary site preparation, including but not limited to the following: a. Clean floor in warehouse and patch small holes in the concrete flooring. A. Building Specifications 1. The new office space shall encompass approximately 1,641 square feet with the following features: a. Building Standards: The building design must comply with the Florida Building Code (FBC) and be approved by local authorities. b. Materials: a. Steel frame structure b. Insulated glass windows c. Low-VOC interior paint d. Fiberglass insulation e. Drywall B. Interior Specifications 1. The interior layout must provide functionality for both office work and community engagement. Required spaces include: a. Offices for staff: At least 8 individual offices. b. Conference Room: Space sufficient for 6 attendees with AV capabilities. c. Common Area/Lobby: A welcoming area for visitors with seating arrangements. C. Utilities Installation 1. All necessary utility services must be installed and connected, including: a. Electrical System: Installation of energy-efficient lighting and outlets b. HVAC System: Installation of a heating, ventilation, and air condition system rated for energy efficiency c. Data: Installation of Cat6 wiring. Two (2) Cat 6 cables will be installed for every data drop. E. Service Requirements 1. The contractor shall provide the following services to ensure successful project completion: a. Project Management: A qualified project manager must oversee the entirety of the project, ensuring timelines and budgets are adhered to. b. Compliance with Local Regulations: All work must meet requirements set forth by Hernando County, the state of Florida, and National building codes. c. Quality Control: Regular inspections to ensure construction meets the specified standards and material quality. d. Communication: The contractor shall provide weekly updates and hold regular meetings with the Parks and Recreation Department to ensure alignment on project expectations. e. Safety Measures: The contractor shall comply with OSHA regulations and provide a detailed safety plan prior to project commencement. f. Clean-Up: Conduct regular clean-up of the construction site to avoid hazards and maintain public and staff safety. Final clean-up must occur upon project completion, including removal of all construction debris and restoration of any disturbed grounds. F. Delivery Requirements 1. Documentation: The contractor must provide all necessary documentation including but limited to: a. As-built drawings b. Warranty information for materials and labor c. Instruction manuals for installed systems G. Key Milestones 1. This project must run in phases. The five warehouse offices must be completed first. After the warehouse offices are completed, staff will be moved into the offices. That will free up the next construction area so that phase two can begin. The last phase will be the mini conference room. Furnish and install hollow metal (18 gauge) frames and solid core doors. 7 Birch wood doors to code Furnish and install lever handle commercial grade locks and passage sets Remove two doors and frames, reverse the swing direction and reinstall Remove two barn doors and re-install one in the new lobby Furnish and install all metal stud 20- gauge framing and any 2" x 4" boards for required installation Furnish and install 5/8" type XP Fire Shield Mold, Mildew, and Moisture Resistant or Equivalent Drywall. Double both sides for the firewalls and single both sides for the rest of the framing. Fire walls to go tight to the roof deck. All other walls are 9'-0" Furnish and Install 2' x 4' ceiling acoustical ceiling tiles at 8' AFF Furnish and Install Insulation for sound deadening all walls with 3.5" fiberglass batts Furnish and Install 10 LED Exit/Emergency light combos and anyaccessories required for installation
