Outdoor lighting and renovation of a multi-residential development in Seattle, Washington. Completed plans call for the renovation of a multi-residential development; and for outdoor lighting for a multi-residential development.

The Seattle Housing Authority, in collaboration with the Seattle Office of Housing Program, is replacing Common Area Lighting Fixtures and Lamps at all properties listed in section 1.02A2. The project seeks to maximize energy efficiency, reduce energy consumption, and improve the quality of lighting for tenant comfort and safety as part of the Office of Housing HomeWise program. Common Areas include (but are not limited to) stairwells, corridors, community rooms, offices, restrooms, exterior pathways, parking areas, and entry points. Approximately 669 light fixtures are targeted for additions, replacement, lamp retrofit, or removal. The contractor will need to confirm lighting locations, fixture quantities, existing wattage, and building code requirements. Possible replacement fixtures are noted in the technical specifications of this document; however, the contractor may present alternate equivalent fixtures for reasons of increased energy savings, cost and compatibility. The contractor must supply manufacturer's specification sheets for all proposed lamps and fixtures as material submittals. PROJECT SITES: This is a multi-site project that includes the following properties: Site: Address: Building Type Proposed Replacement Fixture Count: 14040-14036 Greenwood Ave N 14040-14036 Greenwood Ave N Townhomes 26 1752 NW 62 nd St. 1752 NW 62 nd St. Townhomes 8 High Point Phase I 6040 35 th Ave SW Townhomes 38 Fremont Place 4601 Phinney Ave N Mid-Rise 110 Michaelson Manor 12745 30 th Ave NE Mid Rise 150 Nelson Manor 308 22 nd Ave S Mid Rise 105 Olmsted Manor 1115 NW Market St. Mid Rise 110 Telemark Apartments 6545 Ravenna Ave NE Mid Rise 69 Yesler Court 9121 50 th Ave S Mid Rise 53General Scope Statement: The work includes but is not limited to the following: o Replacement of Metal Halide, Florescent and Incandescent lamps and fixtures with hardwired LED lamps or fixtures. o Installation of Wall, Ceiling Occupancy Sensors, and photocells where applicable, and replacement of any non-functioning occupancy sensors, photocells or timers, as needed. o Addition of LED fixtures in targeted areas to increase visibility and sense of security. o This project may require new wiring, conduit, seismic bracing/wiring, connection box installation, and other material accessories required for code compliance. Contractor to verify. o Contractor is responsible for verifying site conditions and project schedule and will be required to provide all the necessary labor and materials to complete this project in compliance with the contract, current building codes, and industry best-practices. o The replacement of existing fixtures involves areas where asbestos or lead paint may exist. Site specific good faith surveys will be provided upon request. o Contractor to follow State and Federal health and safety regulations and guidelines when disturbing hazardous materials during work. o Repair, paint and patch-back of wall, ceiling, siding, and other surfaces that are impacted by the contractor while performing this work. o Removal and appropriate disposal of existing fixtures, lamps, ballasts, and waste in the replacement schedule.
