Apply necessary patches to prevent further issues. Re-Patch Old Repairs: Inspect previous repair areas. Reapply patches to ensure they are secure and effective. Flash all seams on the entire roof. Seal Two skylight windows: Apply sealant to two skylight windows to prevent leaks. Install 20 Pieces of walk Pad: Install 20 walk pads for safe and easy roof access. Dumpster and Construction Cleaning: Provide a dumpster for debris removal Perform thorough construction site cleaning after work is completed. Provide: 3 years leak warranty South Station: 4500 South Telegraph Road, Dearborn Heights, MI, 48125 ROOF Full Roof Replacement: Scope of Work: Preparation: Remove the existing layers of roofing, insulation and perimeter wall flashings. Remove the existing flashing from all penetrations. Remove the existing metal edge. After all the existing roofing and insulation is removed, the existing metal decking will be inspected. Any deteriorated or unsafe decking will be removed and replaced. Provide cost per S.FT Insulation: Install 1.5" Isocyanurate insulation over the existing metal decking. Install 2.0" isocyanurate insulation over the 1.5" base layer. R-20 per Michigan Building Codes. Install tapered insulation saddles along the drain walls on the upper and lower roofs to help push the water towards the existing roof drains. Roofing: Install 60 MIL Black EPDM membrane adhered over the new insulation. Seal all penetrations as per manufacture's specification. Install 4 protection pads at each HVAC unit and roof access points. Install new wood nailers at perimeter edges where needed. Remove all unused rooftop equipment. Sheet Metal: Install 24-gauge pre-finished metal edge at perimeter walls, owner's choice of existing colors. Install new commercial gutters and downspouts.
