Site work and new construction of a mixed-use development in Nisku, Alberta. Completed plans call for the construction of a 576-square-foot, one-story above grade warehouse / distribution facility; for site work for a warehouse / distribution facility; and sidewalk / parking lot.

RMA requires the construction of a garage used for cold storage as well as a canopy at its home office located at 2510 Sparrow Dr, Nisku, Alberta. GARAGE 1. Size: 24ft x 24ft with 9 foot high walls, 4/12 pitch roof. 2. Site work: Contractor to prep base with min 200mm 20mm crush gravel, excess material to be spread and leveled on north property line 3. Concrete Slab: a. 150mm thick slab with thickening around parameter of slab b. 32MPa concrete with 10mm rebar at 300mm O/C troweled finish CONCRETE APRON AND SIDEWALK c. 6 inch thick Concrete apron from garage overhead doors (24ft x 8ft) to tie into asphalt parking broom finish d. 4 inch thick Concrete sidewalk from man door to tie into asphalt west side of building. Broom Finish e. Sidewalk and apron reinforced with 10mm bars at 300mm O/C rebar doweled into garage slab. CONSTRUCTION 4. 2x6 wall construction 5. R20 insulation in walls and R40 insulation in attic 6. 6mil vapor barrier and 1/2inch drywall wall on walls and ceiling finish taped (no paint on interior) 7. Exterior metal clad to match existing building wall and roof with ridge vent. All flashing, facia and soffits to be included. 8. 2- 9ft wide by 8 ft high insulated manual lift overhead door with locking mechanism 9. 3/0 insulated man door with keyed lockset (no windows in building) located southwest corner of garage ROOFING 1. Supply/Install high temperature self adhered metal roofing underlayment on entire roof deck 2. Supply/install eaves and flashings 3. Supply/install custom length pre-painted galvalume 24guage standing seam panels with mechanical locks, hidden fasteners and folding locking edge. Colour to match existing building 4. Cut opening in ridge line for ridge ventilation and install perforated ridge flashings/vent 5. Supply/install ridge caps, gable covers, flashings and snow guards. ELECTRICAL SUPPLIED BY OWNER, CONTRACTOR TO COORDINATE WITH ELECTRICAL CONTRACTOR 1. 11 electrical outlets,10-15amp and 1-20amp (6 interior walls, 2 exterior walls and 3 in ceiling for garage door opener and electric heater) 2. 4 interior LED light fixtures on one light switch at man door 3. 2 exterior LED light fixtures each with dedicated light switch (1 over man door and 1 between overhead door) 4. Conduit has been installed from parking lot pedestal to north edge of asphalt near garage construction, electrical contractor to supply all cable, electrical outlets, light fixtures, installation and panel into new garage, electrical permits as required and coordinate with general contractor. CANOPY RMA requires an overhang constructed on the North East corner of the office building to allow condensation run off from HVAC vents to drain away from building and sidewalk. 1. 6 foot wide x 10 foot long x 10 foot high overhang with 2/12 pitch (may need to be field adjusted) attached to existing building 2. 2 5 - 8 inch x 8 inch treated wood beams (one attached to building, 2 parallel to existing building, 2 perpendicular at outside edges to existing building to support parallel beams, to existing building and one supported by 2- 8 inch x 8 inch treated wood columns anchored to concrete sidewalk, 8 inch x 8 inch sway bracing 3. 2 x 6 T&G deck 4. Metal roof 24 gauge standing seam metal to match garage 5. All flashings as required 6. All wood work to be stained to match front of building canopy
