Renovation of a residential development in North Andover, Massachusetts. Completed plans call for the renovation of a residential development.

At unit 18 renovate existing vacant unit and replace existing windows and doors. At vacant unit 18 and occupied unit 20 provide new saddle type electric heat pumps; Disable existing gas service; Upgrade existing electrical service. Estimated Cost $213,000 Contractor Qualification DCAMM Certificate Required for DCAMM contracts over $150,000, Highway Division contracts over $50,000. A. This section describes the requirements for the Contractor and all subcontractors to minimize construction waste and debris and to reuse, salvage, and recycle to the greatest extent possible. B. This section specifies certain wastes that are required to be recycled. C. This section includes a standard Waste Management Report Template (01.74.19.01) A. The Work of this Section includes all labor, materials, tools, and equipment needed to selectively demolish existing construction as shown on the Drawings and as specified in the summary of work section 01.11.00. 1. General contractor shall remove and legally dispose existing laminate countertops, base cabinets, wall cabinets and accessories. 2. General contractor shall remove and legally dispose of existing electric stove and range hood. 3. General contractor shall remove and legally dispose of existing refrigerator. 4. General contractor shall remove and legally dispose of existing kitchen sink and faucets. plumbing contractor shall make supply and waste lines safe 5. General contractor shall remove and legally dispose of existing first floor vinyl tile floor. existing concrete floor to remain. 6. General contractor shall remove and legally dispose of existing second floor vinyl tile floor. existing 1/2" underlayment and 5/8 plywood subfloor to remain. 7. General contractor shall remove and legally dispose of existing first floor bathroom vinyl tile floor. existing concrete floor to remain. 8. General contractor shall remove and legally dispose of existing second floor bathroom vinyl tile floor. existing 1/2" underlayment and 5/8 plywood subfloor to remain. 9. General contractor shall remove and legally dispose of existing first floor carpet and pad. Existing concrete floor to remain. 10. General contractor shall remove and legally dispose of existing second floor carpet and pad. Existing 1/2" underlayment and 5/8 plywood subfloor to remain. 11. General contractor shall clean all existing gypsum wall and ceiling board, window and door trim in preparation to prime and paint two coats 12. General contractor shall remove and legally dispose existing cast enamel coated tub including underlayment and 5/8 plywood subfloor and tub wall tile including gypsum backer. Plumbing contractor shall disconnect and make safe all supply and waste lines and legally dispose of shower head and valves (see sheet P1) 13. General contractor shall remove and legally dispose of existing toilet. Plumbing contractor to make supply and waste lines safe 14. General contractor shall remove and legally dispose of existing bathroom sink, faucets and vanity. Plumbing contractor shall make supply and waste lines safe 15. General contractor shall remove and legally dispose of existing shower exhaust vent. 16. Electrical contractor shall remove and legally dispose of all existing light fixtures. (see sheet E1) 17. Electrical contractor shall remove and legally dispose of all receptacles and switches (see sheet E1) 18. General contractor remove and legally dispose of select existing asphalt front walkway B. The Contractor shall demolish, remove from the site, and legally dispose of all existing improvements and construction so indicated on the Drawings and/or as specified in the summary of work section 01.11.00, and shall, upon completion of the work of this Section in any area, leave all surfaces clean and free of debris, ready for succeeding work. The removal work specifically includes cutting off all protruding fasteners, hangers, supports, mechanical and electrical items, and other existing elements which would appear in the finished work of the Project or interfere with the following work. C. The Contractor shall provide a 6 mill polyethylene plastic sheet to protect areas not under construction as required to minimize dust. A. The work of this Section includes all labor, materials, tools and equipment needed to furnish and install kitchen cabinets as shown on the Drawings and as specified. B. Kitchen Cabinets C. Casework Hardware. D. Laminate Countertops The scope of work consists of demolition & removal of existing equipment and the installation of all materials to be furnished under this Section, and without limiting the generality thereof, includes: 1. Disc & Remove existing Light Fixtures, Wiring Devices & Smoke Detectors (Apt 18 only ) 2. Equipment wiring 3. Grounding 4. Branch circuit wiring 5. Panelboards & circuit breakers 6. Power wiring for mechanical equipment 7. Core drilling & waterproofing 8. Switches, Receptacles, Smoke Detectors, Lighting Fixtures 9. Disconnect, remove & replace existing electric service metering A. Provide all labor, materials, equipment, services and transportation required to complete all finish carpentry work as shown on Drawings, as specified herein, or both, generally to include the following (Refer to Drawings for locations and details): 1. Installation of Tub/Shower, Window and Door Trim and mirrors where indicated on the drawings. B. This specification does not define the types, sizes, or installation methods for each item of finish or trim. Installation, joinery, sizes, types of finish, spacing of nailers and furring strips, shall be done in accordance with the details on the Drawings for the specific areas involved in accordance with the listed standards as approved by the Architect. C. All finish carpenter's work and materials not specified elsewhere, but which are implied by the Drawings and/or required for the work, shall be furnished under this Section, whether or not specifically described herein. A. The Contractor under this Section shall supply all materials, labor, equipment and appliances required to provide all the interior sealants and caulking and related work necessary for the proper completion of the operation as required by the Contract Documents 1. Interior Sealants and Caulking: a. Seal wallboard penetrations to prevent pest infestation. b. Seal around perimeters of door and window casings. c. Seal perimeter of all through wall penetrations, use fire resistant sealant at all demising walls. e. Seal new tub/shower wall seams and intersections as indicated. f. Coat fasteners required for shower curtain rod & shower grab bar installation. The scope of work consists of the installation of all materials to be furnished under this Section, and without limiting the generality thereof, includes all equipment, labor and services for gypsum wallboard, compound and accessories, gypsum fasteners, and related caulking including all items incidental thereto as specified herein and as shown on the Drawings. This section includes the following: 1. Cement Board for general tub surround 2. Fire Rated Moisuter Resistant board behind cement board for tub surrounds at demising walls 3. Gypsum Moisture Resistant Board for general kitchen use as required 4. Gypsum Board Standard for patching and repairing A. The work under this Section consists of furnishing and installing all resilient flooring as shown on the Drawings and/or as specified herein, and includes, but is not limited to, the following: 1. Vinyl composition tile 2. New Vinyl base and transition Strip at existing base cabinet toe kick 3. Edging and trim 4. Preparation of subfloors to receive resilient flooring finish, including removal of remnants of existing flooring and unsound substrate material, final leveling 4. Floor Sealer for VCT (1) coat 5. Cleaning and Waxing for VCT (4) Coats. A. The work under this Section consists of all painting work throughout the interior of the Project as shown on the Drawings and as specified herein, and includes without limitation the following: 1. Clean prime and paint all interior exposed wall and ceiling board (new and existing), mask all other items not receiving paint including fixtures, receptacles, and other finishes, etc... B. Definition: The term "paint" as used herein means all coating systems materials including primers, emulsions, sealers, fillers, epoxies, enamels and other applied materials whether used as prime, intermediate or finish coats or, in general, all materials specified or required herein or by the manufacturers of products approved for use in the work of this Section. C. Surface preparation, priming and coats of paint specified herein are in addition to shoppriming and surface treatment specified under other Sections. D. The Contractor is cautioned to examine all Sections of the Specifications and the complete set of Drawings with care in order to determine the full extent of the painting work required. Furnish and install all required Bath Accessories and attachment devices as required with Manufacturers installation instructions. Locations as required by Drawings. See Drawing Sheet P-1 for shower head, hose, diverter, drain lavatory and faucets. A. Work in this Section includes all labor, materials, equipment and services necessary to furnish completely and install all Plumbing Systems as indicated on the Drawings and specified herein, and in general as follows: 1. Disconnect, make safe, cut and cap, and demolish existing equipment, piping and appurtenances as may be required to accommodate the new work. This Contractor shall be responsible for removal and disposal of all debris generated by the demolition of the plumbing systems. 2. Interior Sanitary (soil, waste, and vent) drainage System. 3. Hot and cold-water distribution System, including, piping, valves, insulation and associated accessories. 4. Plumbing fixtures and associated trim. 5. Testing and sterilization. 6. Obtain and pay for all inspections, licenses, permits, and approvals required by Governing Authorities and install all work in compliance thereof. B. Examine all Project Documents for any Requirements that affect the Work of this Section, whether or not such Work is specifically mentioned in this Section. C. This Contractor shall ensure that hot and cold water are restored to each unit at the end of each day. In the event that this Contractor is unable to complete the work, this Contractor shall provide temporary hot and cold water until such time as the new installation is in operation and tested by the Contractor. A. Work in this Section includes all labor, materials, equipment, and services necessary to furnish completely and install all Heating, Ventilating, and Air Conditioning Systems, as indicated on the Drawings and specified herein, and in general is as follows: 1. Exhaust fans, dampers, ductwork, and accessories. 2. Baseboard radiation enclosures, back panels, pipe supports, and accessories. 3. System start-up and operational test. 4. Maintenance manuals. 5. Obtain and pay for all inspections, licenses, permits, and approvals required by Governing Authorities and install all work in compliance thereof. B. Examine all Project Documents for any Requirements that affect the Work of this Section, whether or not such Work is specifically mentioned in this Section.
