Renovation of a residential development in Westfield, Massachusetts. Completed plans call for the renovation of a residential development.
Renovations to 4 Crown Street Contractor Qualification Required for DCAMM contracts over $150,000, Highway Division contracts over $50,000. A. Definition: "Builders' Hardware" includes items known commercially as builders hardware which are required for swing, sliding and folding doors, except special types of unique and non-matching hardware specified in the same section as the door and door frame. B. Extent of finish hardware required is indicated on drawings and in schedules. C. Types of finish hardware required include the following: Hinges Lock Cylinders and Keys Lock and Latch Sets Door Trim Units Weatherstripping for Exterior Doors A. Remove and dispose of existing plumbing fixtures B. Provide and install new plumbing fixtures connected to existing supply, waste and vent piping. Replace any piping, valves, etc for a complete operational system. C. Provide all necessary drains, traps, cleanouts, supports and related trim for a complete installation. D. Provide insulation for all exposed water piping and fittings E. Furnish access panels, where required, of sufficient size for access to valves and equipment for installation by the related trades of surfaces in which they are located. Access panel style and type shall be approved by architect. F. Provide hangers, sleeves, anchors, expansion loops, inserts, strainers, gauges, thermometers, plus related accessories required for a complete installation of each system specified and/indicated. G. Provide supplementary steel for piping and equipment supports. H. Provide tests, balancing and sterilization of systems specified herein. I. Provide warranty. J. Provide shop drawings for architect's review and approval. K. Provide required cutting and patching. L. Provide all materials and labor necessary for installation and operation of equipment, furnished by others, requiring plumbing services and/or work that would fall under the jurisdiction or review of the plumbing code inspector. M. Provide necessary coordination information to any other trades involved in the construction to accommodate space, support or service requirements for piping and equipment specified herein. N. Provide required cleaning and rubbish removal, for this trades related items, as directed by General Contractor. Provide cleaning of all plumbing fixtures after final installation is complete. O. Provide seismic bracing on all applicable piping systems as required by state code. P. Provide field verification of all and coordination of all systems and the building structure. Q. Provide water heaters and all associated piping, accessories and controls. R. Provide floor drains and associated waste, vent and trap primer piping. S. Make all final plumbing connections to equipment or fixtures provided by others. T. Provide trap primer connections to floor drains. U. Provide water hammer arrestors/shock absorbers all water supplies to toilet room fixtures. V. Provide expansion loop on water piping. W. Provide complete and fully operational systems, as generally described in the contract documents. X. Contractor shall coordinate beam penetrations with Architectural and Structural plans and provide piping accordingly. Y. Provide any other components or related system, whether or not specifically listed on contract documents, which is part of the overall design and basic equipment, and deemed necessary for its completion, thoroughness and readiness for operation. Z. Provide as-built drawings upon completion of project. As-built drawings shall be provided in reproducible format. A. Examine Drawings and other Sections of Specifications for requirements that affect work of this Section. B. Perform work and provide material and equipment as shown on Drawings and as specified or indicated in this Section of the Specifications. Completely coordinate work of this Section with work of other trades and provide a complete and fully functional installation. Drawings and Specifications form complimentary requirements; provide work specified and not shown, and work shown and not specified as though explicitly required by both. Although work is not specifically shown or specified, provide supplementary or miscellaneous items, appurtenances, devices and materials obviously necessary for a sound, secure and complete installation. Remove all debris caused by contractors' work. C. Drawings are diagrammatic and indicate general arrangement of systems and work included in Contract. It is not intended to specify or to show every offset, fitting or component; however, Contract Documents require components and materials whether or not indicated or specified as necessary to make the installation complete and operational. D. Perform work strictly as required by rules, regulations, standards, codes, ordinances, and laws of local, state, and federal government, and other authorities that have lawful jurisdiction. E. Give notices, file plans, obtain permits and licenses, pay fees and obtain necessary approvals from authorities that have jurisdiction. F. As work progresses and for duration of Contract, maintain complete and separate set of prints of Contract Drawings at job site at all times. Record work completed and all changes from original Contract Drawings clearly and accurately, including work installed as a modification or addition to the original design. G. Work shall include, but shall not be limited to, the following: 1. Replacement of Light Fixtures (wiring to remain) 2. Replacement of all Outlets and Receptacles (wiring to remain) 3. Replacement of all switches (wiring to remain) 4. Replacement of Fire Alarm Devices. 5. Testing. 6. Operating and maintenance instructions and manuals. 7. Coordination drawings and shop drawings. The Contractor shall perform all Work required by the Contract Documents for Interior Renovations to the Second Floor Unit prepared by the N3 Architecture acting as and referred to in the Contract Documents as the "Architect" A. The work under the Contract consists of: 1. The Contractor shall coordinate with the complete contract documents for the full extent of all work. The Demolition Work: Shall consist of the removal and disposal of the existing kitchen and bathroom cabinets, vanities, countertops, appliances and fixtures, the removal of damaged plaster, the removal of wood wall paneling, the removal of hot water baseboard radiation, the removal of light fixtures, switches and receptacles, the removal of doors and hardware not scheduled for reuse, the removal of flooring and base trim where specified, the removal of existing stair handrails and porch guardrails, the removal of porch storm doors, etc. The New Work: Shall consist of new kitchen and bathroom cabinets, countertops, vanities, fixtures and finishes, new flooring and base trim where specified, wood floor refinishing, plaster wall and ceiling repair, new gypsum wall board, painting of walls, ceilings, wood doors and trim, new doors and hardware where specified, new porch storm doors, new stair handrails and porch guardrails, new hot water baseboard radiation, new wall construction, new closets including shelf and rod, new electrical lighting, switches and receptacles, new fire alarm devices, etc. 2. All Work either shown on the drawings or included in the specifications unless specifically indicated as not to be done. B. In addition, the Work under the Contract includes: 1. Work outside the project site as called for in the Contract Documents and as required for the performance of the Work. 2. The restoration of any items damaged or destroyed by encroaching upon areas outside of the project site. 3. Providing and restoring, where appropriate, all temporary facilities. C. Additional Selection Criteria: 1. General Bidders must meet the additional selection criteria stated in Article 8.8 of the Instructions to Bidders. 2. If the Awarding Authority (Owner) cannot verify compliance with the additional selection criteria from the apparent low bidder's Update Statement, the Awarding Authority (Owner) or its Architect may request the bidder provide additional documentation demonstrating compliance with the Contract requirement. This may occur after the general bid opening, but prior to the Contract Award.
