Reference Number 0000301318 Question Acceptance Deadline 2025/09/12 02:00:00 PM EDT This Request for Supplier Qualification (RFSQ) is an invitation by McMaster Innovation Park (MIP) to prospective Proponents seeking to be pre-qualified to design, finance supply, construction, and own an energy plant at MIP. This is stage 1 of the procurement process. Stage 2, Final Stage, will be issued after the RFSQ evaluation is completed. This project will be delivered through a modified CCDC-30 contract with McMaster Innovation Park, with amendments that will be signed upon the award at the second stage procurement process. This RFSQ does not constitute an offer of any nature of kind whatsoever by MIP to any or all of the Proponents. All contractual relationships, responsibilities, and liabilities associated with this RFSQ and the Energy Plant DBFO project shall rest exclusively with McMaster Innovation Park, the designated Owner. McMaster Innovation Park (MIP) is home to an innovative and leading-edge cell and gene therapy manufacturing facility located on the MIP campus on Longwood Road South, Hamilton, Ontario. The new 120,000 sq. ft. site, located at McMaster Innovation Park and in close proximity to the U.S. border and Canada's largest international airport, is designed to meet specialized needs such as critical cold chain logistics, dedicated staff training infrastructure, intelligently designed production flows, and a multi-modality layout facilitating both cell and vector-focused manufacturing. At present, heating and cooling for the facility is provided by temporary outdoor rental equipment. To ensure long-term reliability, sustainability, and operational continuity, MIP is seeking to engage a qualified firm to deliver a permanent energy solution. McMaster Innovation Park is seeking a firm to provide Design-Financing-Construction-Own with an option for operating and maintaining a new Energy Plant. The Energy Plant requires best practices for redundancy and resiliency for a 24/7 pharma production facility. At a high level, the $20M capital construction budget includes a nominal 2,100 tons of cooling, 12,000 MBH heating, and full redundancy standby electrical power backup to meet good manufacturing practices standards Official bid documents must be obtained from www.merx.com and bid submissions must be done through the Merx platform.
