Renovation of a multi-residential development in Cincinnati, Ohio. Completed plans call for the renovation of a multi-residential development.
This project is for a single source prime contractor to replace the Boiler & Hot Water systems at 601 Maple Tower Question Deadline 09/08/2025 at 4:00 PM ET Question Sent To procurement@cintimha.com Project Description Contractor to phase all work described below so that the building does not lose hot water or hydronic heat at any time due to time of year this work will be performed. Project schedule/Phasing plan shall be submitted for review and approval prior to issuing the Notice to Proceed. DEMOLITION: 1) Demo three existing hydronic T boilers and pipe right before piping goes through ceiling and or wall.2) Demo four existing hydronic pumps and pipe right before piping goes through ceiling and or wall. 3) Demo three existing domestic boilers and pipe right before piping goes through ceiling and or wall. 4) Demo one existing domestic hot water pump and pipe right before piping goes through ceiling and or wall. 5) Demo two existing condensing units in the room east of mechanical room including ductwork and cap penetrations. NEW WORK: 1) ALL ASPECTS OF THE HYDRONIC BOILER AND DOMESTIC HOT WATER SYSTEMS SHOULD BE INCLUDED IN THE REPLACEMENT. THE BELOW LIST IS RECOMMENDED BUT NOT SPECIFIC. THE NEW SYSTEM MUST BE AS SUGGESTED OR EQUAL TO AND MEET BUILDING SQUARE FOOT REQUIREMENTS. 2) Replace three existing hydronic boilers with three 95% energy efficient boilers. a. Fulton ENDURA, Ultra-High Efficiency (Condensing Boiler), proportionally sized for building b. All sensory and control equipment shall be replaced. 3) Replace boiler unit circulation pumps a. Grundfos, Alpha, proportionally sized 4) Replace building circulation pumps a. Bell & Gossett Series e-80-2N and Fusion Pump System, proportionally sized 5) Replace three domestic boilers with two Triangle 2 domestic water boilers or equal, and two 250-gallon storage tanks. Provide all necessary pumps and accessories. 6) Replace one (1) overhead loop circulation pump a. Bell & Gossett, proportionally sized 7) Replace two (2) triple duty valves a. Bell & Gossett 3DS-3Flanged Triple Duty Valve, proportionally sized 8) Replace all butterfly valves a. Bisco 300 PSI, CI 3000, proportionally sized 9) Replace expansion tanks a. Bell & Gossett, Series D, proportionally sized 10) Replace air separator in kind a. Bell & Gossett, proportionally sized 11) Ventilation a. Boilers shall have dedicated air and exhaust directly ducted to the unit. b. Existing exhaust should be redirected through the far east outside wall where it will terminate. (Air condensers currently occupy this location and should be removed.) c. Existing metal ductwork that leads to chimney shall be removed and capped at chimney with insulated panels 12) Replace backflow preventer for makeup water, in kind 13) Modify piping, gas lines, exhaust vents, electric, etc., as necessary, so all components fit and perform properly. 14) All modified or disturbed piping shall have new insulation reinstalled. 15) Piping and related equipment shall be thoroughly flushed out with pre-cleaning chemicals designed to remove deposits such as pipe dope, oils, loose rust, mill scale and other extraneous materials for a minimum period of 24 hours. The water systems shall then be drained, refilled and flushed thoroughly until no foreign matter is observed. 16) Contractor to provide all necessary programming startup
