Demolition and site work for an elderly care / assisted living facility in West Vancouver, British Columbia. Completed plans call for the demolition of a elderly care / assisted living facility; and for site work for a elderly care / assisted living facility.

The purpose of this Request for Pre-Qualifications (“RFPQ”) is to invite interested Demolition Contractors (“Respondents”) to submit Responses indicating their interest in and qualifications for the Capilano Care Home Demolition Project (VCH11108). Based on these Responses, Vancouver Coastal Health Authority (“Authority”) intends to select, in accordance with the terms of this RFPQ, a short-list of qualified Respondents whom will be invited to participate in the next stage of the Construction Tender Bid process. Eligible Respondent Vancouver Coastal Health (VCH) is undertaking the demolition and site clearance of the former seniors’ care facility located at 525 Clyde Avenue, West Vancouver. The facility, now vacant, was a three-storey building with basement, consisting of 137 resident rooms, communal and amenity spaces, a commercial kitchen, and service/support areas. The structure is arranged in two wings forming a shallow “V” configuration, with a basement parking garage located beneath the north wing and grade-level access at the north-east corner. The site is situated on a sloping property bordered by two watercourses: the Capilano River to the south and Brothers Creek to the west. Scope of Work The scope of work for this project includes the following: Hazardous Materials Abatement: Complete abatement of identified hazardous materials in accordance with the attached Hazardous Materials Survey, prior to demolition activities. Demolition: Full demolition of the existing above-grade and below-grade building structures, including the two wings, central core, and all associated spaces. Foundation and Sub-Grade Removal: Break up and remove building foundations, basement slabs, and related concrete/structural elements. Disposal: Transport and dispose of all demolition and abatement debris in accordance with all applicable regulations and environmental standards. Site Restoration: Backfill and grade the site to a rough condition that follows the natural contours of the land. Erosion and Sediment Control (ESC): Implement, maintain, and monitor all erosion and sediment control measures. This includes but is not limited to installation of protective fencing, silt fencing, sediment pond(s), catch basin protection, stockpile management, vehicle access control, surface runoff routing, and compliance with the District of West Vancouver bylaws and provincial guidelines for water quality and aquatic habitat protection. Site Restoration: Backfill and grade the site to a rough condition that follows the natural contours of the land, ensuring erosion and sediment controls remain effective until final stabilization. This work is intended to fully remove the existing facility and restore the site in preparation for future redevelopment.
