Renovation of a laboratory facility in Reno, Nevada. Completed plans call for the renovation of a laboratory facility.

**As of October 24th, 2025, this project has not yet been awarded. A timeline for the award has not yet been established.** This is a prevailing wage project. To replace the roofing on the Northern Nevada Science Center (NNSC) Building that has reached the end of life. The replacement roof specified is an FM approved PVC single-ply membrane mechanically attached utilizing the RhinoBond inductively welded system over 1/2 " High Density Roof Cover Boards. The new roofing system shall create a watertight bond that is also highly resistant to wind uplift. This is intended to ensure long-term asset protection, enhance building safety, and minimize operational disruptions for the NNSC Building tenants. Closed specifications for roofing material (PVC Thermoplastic Roofing Membrane inductively welded utilizing the RhinoBond system). The contractor shall submit documentation showing they are RhinoBond approved installers by the PVC membrane manufacturer. All deliveries to be dropped off at the receiving lot area on the North side of the campus. Workers may park in either uncovered overflow parking in the South parking lot or on the West side of the NNSC building, if they are not blocking any access routes. A crane, material hoist or forklift may be used if needed and can access the roof either from the North end of the NNSC building or within the receiving lot area, given the equipment or staged material does not block access to the surrounding doors, vehicles, or equipment. New roofing materials may be stored within the gated receiving lot area and cannot block fire lanes or building exits. A large dumpster may be staged in the receiving area, must be in a location accessible for a large haul-away truck to pick up, and must be covered when not in use. Estimated Cost Range: $350,000 to $450,000 Liquidated Damages: $500/day Question Deadline 09/18/2025 at 5:00 PM PT Questions regarding this solicitation must be in writing and submitted via the Questions Tab online. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. A. Contractor shall remove and replace (reroof) the existing single-ply roof membrane including all base, equipment support, and pipe penetration flashings. Install new mechanically fastened (UON) 60 mil single-ply roof membrane over HD cover board and new insulation boards where occurs utilizing an electromagnetic induction welding system. B. New insulation and HD cover board to be loose-laid and secured at roof areas with the mechanical attachment of the new single-ply roof membrane. C. Parapet walls will be covered with new fully adhered roofing membrane and rolled over the top of the parapet wall matching the existing locations and at new locations where indicated. At other wall flashing locations, install new fully adhered membrane to extend up under the existing spring type metal flashing systems. D. Provide new pipe supports for roof top conduits or other piping where required. E. Replace: 1. Any angle iron equipment support legs with round pipe support legs to match the existing elevations or a minimum of 12" above the finished roof surface. 2. Any deteriorated PVC vent pipes shall be replaced with new UV resistant pipes attached below the HD cover board. F. Install a reinforced liquid roofing system over the concrete observation deck off the elevator roof access and at irregular shaped equipment support flashings. Extend reinforced liquid roofing system up vertical transitions a minimum of 8". G. Remove and replace the existing walkway pads where indicated on the drawings. Other Roof Elements A. The existing fasteners and plates for the single ply membrane shall be removed from the roof. B. The fasteners and plates for the existing insulation shall be removed from the roof and the insulation boards are to remain in place and covered with HD cover board. Modify existing crickets with new tapered insulation board where indicated. C. All parapet and wall flashing shall be removed and replaced with new roofing membrane. D. The existing sheet metal coping caps shall be removed and reused. Provide new prefinished coping caps if existing copings cannot be reused where damaged when removed. E. At damaged or incomplete existing spring type metal wall flashing systems, replace with sound flashings and gaskets from existing sections that are to be remove and salvaged for reuse.
