Question Deadline 01/22/2026 at 7:00 AM PT Project Description and Objective: The Reno Ave. project consists of five existing Housing Authority of the City of Reno (RHA) owned parcels and an alley recently approved to be abandoned. The five parcels (011-262- 02, 011-262-03, 011-262- 04, 011-262-14, and 011-262-15) are located between Reno Ave. and Taylor St. Reno, NV 89509. The combined area is approximately 1.22 acres (approximately 53,000 square feet) with a current zoning designation of MF30 for the north parcels and MF14 for the south parcels.RHA aims to demolish the existing structures and construct up to 45 units of affordable housing that best utilizes the five parcels. This redevelopment will enable RHA to increase density and add more units of housing for families with household incomes at or below 60% AMI (Area Median Income). Required services include architecture (design and project management), civil engineering, landscape architecture, structural engineering, mechanical engineering, and electrical engineering for the RHA. The project includes demolition of the existing buildings and full development of the site including new buildings, site work, landscaping, and utilities. The site will include group and individual meeting spaces, leasing office, community space, computer room, and other amenities required under the current Qualified Allocated Plan from the Nevada Housing Division.As part of project financing, RHA will pursue competitive funding at the federal, state, and local level. These funding sources include, but are not limited to, Low-Income Housing Tax Credits (LIHTC), National Housing Trust Funds (NHTF) and funds from the Nevada Attainable Housing Account (NAHA) awarded by the Nevada Housing Division (NHD), and U.S. Department of Housing and Urban Development (HUD) HOME Investment Partnerships Program (HOME) funds awarded through the Washoe County HOME Consortium. If sufficient funding is secured by August 2026, RHA will proceed with the project and anticipates receiving building permits and beginning construction by April 2027. Estimated hard cost budget for this project is $12,500,000.
