The City of Pasadena is seeking bids from qualified firms to provide on-call, as-needed services for roofing and gutter maintenance, repairs, and replacement for City-owned buildings and facilities. Work may include gutter replacement, waterproofing, leak identification, cleaning, as well as roof repairs and replacement for over 75 public buildings. The term of the contract resulting from this Notice Inviting Bids shall be a three-year term from the date the City executes the contract, or until the amount of $1,000,000, is expended, whichever occurs first. Question Submission Deadline: September 15, 2025, 2:00pm Questions regarding this solicitation should be submitted directly through the City's eProcurement Portal The work shall include the furnishing of all supervision, labor, materials, and services required to make the necessary repairs. Along with making repairs to roofs, the Contractor may be required to demolish and remove existing roof materials and dispose of all waste material. Repairs shall be billed at an agreed upon hourly rate plus a percent mark-up on materials, if applicable. Work to be performed under this contract must be done in compliance with applicable building codes, regulations, and manufacturer's specification and may include, but is not limited to, the following repairs: Cracks Roof hatches Gravel stops Blisters Sleepers Parapet walls Drains Flashings Pitch pans/pocket Veins K. Copings Vents Scuppers Downspouts Expansion joins Gutters Dormers Jacks Face Other services may include: Roof inspections: Perform regular inspections of City buildings' roofs to identify any potential issues, including leaks, damage, or deterioration. Inspections should include a written report detailing findings and recommendations for necessary repairs or maintenance. Waterproofing: Waterproofing services involve the application of protective coatings and materials to prevent water penetration and damage to structures. Waterproofing may include sealing joints, cracks, and applying waterproof membranes to building exteriors. Core samples/testing: Conduct core samples and testing of building materials to assess their integrity and quality. Use the results to make informed decisions about structural repairs or renovations. Leak tests and repairs: Identify and locate leaks within building structures, including roofs and other areas. Perform necessary repairs to stop leaks and prevent further water damage. Roof repairs: Address any identified issues promptly and efficiently, including patching leaks, replacing damaged shingles or tiles, and repairing flashing or sealant. Roof maintenance: Perform routine maintenance tasks such as cleaning gutters, removing debris, and clearing drainage systems to ensure proper water flow and prevent damage caused by clogs or backups. Roof replacements: When necessary, perform complete roof replacements including the removal and disposal of existing roofing systems, installation of new roofing systems, and ensuring proper insulation and ventilation. Installation or integration of roof system components such as flashing, gutters, downspouts, vents, fascia, soffits, and sealants Roof insulation installation or replacement Repair or replacement of deteriorated roof decking Temporary protection of building interiors during work Minor restoration: Provide restoration services to address minor damage or deterioration to building components. Restoration efforts may include repairing masonry, replacing damaged elements, or restoring historical features. Moisture surveys: Conduct moisture surveys to assess the presence of excess moisture or water intrusion in building structures. Use survey results to determine the extent of moisture-related issues and implement appropriate remediation measures. Consultation and expertise: Offer professional advice and guidance regarding roof design, materials, and energy-efficient options for new construction projects or renovations. Compliance with all applicable building codes, regulations, and manufacturer's specifications
