Site work and new construction of a municipal facility in Richmond, Virginia. Completed plans call for the construction of a 35,500-square-foot municipal facility; and for site work for a municipal facility.
The purpose of this Request for Qualifications is to obtain from interested contractors ("Applicants") their applications for prequalification ("Qualification Statements") so that the County of Henrico, Virginia (the "County") may establish a list of contractors prequalified to submit proposals to act as Construction Manager at Risk on the New Social Services Building project (the "Project"). All inquiries requesting clarification of this Request for Qualifications should be made in writing, via email, no later than September 19, 2025 to Oscar Knott at kno008@henrico.gov. All inquiries should clearly state the number of this Request for Qualifications. Because each Applicant may have different needs for information, that Applicant must make whatever inquiries it deems necessary in order to respond to the Request for Qualifications. Inquiries determined by the Department of Finance - Purchasing Division to be pertinent to all solicited Applicants will be answered by addenda This project is a new Social Services building of approximately 35,500 square feet. The facility will include a lobby/check-in area, conference rooms, interview rooms, visitation rooms, offices, open workstations and support spaces. The facility will be constructed on County-owned land located at 8617 Dixon Powers Drive, 4003, 4005, 4007, 4009, 4013 and 4017 Hooper Road, and 8608, 8610, 8612 and 8614 Staples Mill Road. The site development will include parking for approximately 250 vehicles, drop-off and loading area at public building entrance, and separate staff entrance, staff and public parking areas will be segregated, and the parking areas will be accessed from Dixon Powers Drive. Site development will also include utilities, pedestrian access to Dixon Powers Drive, and an emergency generator, The estimated construction value for this project is between $20,000,000 and $22,000,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
