Renovation of a municipal facility in Burlington Township, New Jersey. Completed plans call for the renovation of a municipal facility.
Contract Award Pending Council Meeting on 10/21/2025 The Work consists of a Roof Replacement including but not limited to the following, (see the construction documents for details): 1. The Contractors are strongly encouraged to verify all existing condition, dimensions and areas prior to submitting a responsive / responsible bid. Such site visit shall be for familiarizing the Contractor with the conditions as they exist and the character of the operations to be carried on under the Contract Documents, including all existing site conditions, access to the site, physical characteristics of the site and surrounding areas. Site visits can be arranged through the Director of Public Works, William Curry, phone number (609) 386-0754 or the City Engineer, William H. Kirchner, PE, CME, N-2, phone number (856) 235-7170. 2. Dispose of material according to state and local code and Section 01524 - Construction Waste Management. 3. The contractor shall provide a professional third party cleaning company on a daily basis to do protection work and cleaning below the roof deck in areas where there is demolition work occurring. The crew shall prep by covering all finishes with plastic and covering all fire detection devices, equipment, etc. The cleanup should be comprehensive following the roofing work including damp towel wiping down all surfaces, mopping all floors, vacuuming all carpets and vacuuming above all acoustical tile ceilings and all accessible finished ceiling areas. 4. The Roof Manufacturer shall provide Certified Roof Inspection Services to ensure the Owner of compliance with the manufacturer's installation requirements for their products and the warranty. The Roof Manufacturer shall report progress to the owner and architect. 5. Temporarily protect / tarp and support all existing rooftop equipment in the area of work during construction activities. Do not store materials or tools on existing equipment. 6. The Contractor shall locate all subsurface wires, cables, pipes and pipeline in and around the work area prior to construction at each site. See General Conditions Section 2.2.3 for additional information. 7. Replace EPDM roof and Asphalt shingle roof area as shown on construction documents. 8. Where existing rooftop HVAC equipment is indicated to remain, this Contractor shall remove and reinstall all rooftop equipment to maintain a minimum of 8" above the finished roof surface. Disconnect the electrical service and controls and extend wiring/controls as necessary to meet minimum curb heights as mentioned above and/or noted on drawings. Provide three (3) days prior notice to the Owner for coordination. 9. Remove existing integral gutter, fascia and soffits, infill deck with wood framing and plywood sheath, provide new fascia and provide new continuous vented soffits. (see the construction documents for details). 10. Remove and replace RWC (downspouts) (see the construction documents for details). 11. Remove 4 dormers in their entirety and infill deck. 12. Replace EFIS siding on 6 dormers with metal wall panel siding (see the construction documents for details). 13. Restore all grades, lawns, concrete curbing and sidewalks, asphalt and pavement areas that are damaged due to the construction to pre-construction condition. 14. The contractor is required to submit a construction work schedule. Work can begin during normal working hours once permits are received. Working hours are from 7:00 am to 6:00 pm Monday through Friday. Coordinate all work activity with the Owner for work occurring outside normal hours. 15. Record all necessary existing conditions, adjust exact materials and methods (including additional trim to cover signs of renovation) as required and submit via shop drawings for Architect's review within 45 days of receiving an executed contract. 16. Coordinate installation so that safe egress from the building is maintained at all times. Bids will not be received or accepted later than time designated aforesaid for their receipt. Proposals must be accompanied by a certified check, bank cashier's check, or Bid Bond in the form provided in the Contract Documents,with corporate surety satisfactory to the Owner, in an amount not less than 10% of the Base Bid (but in no case in excess of $20,000.00, pursuant to N.J.S.A. 40A:11-21), naming as payee or obligee, as applicable, City of Burlington, to be retained and applied by the undersigned as provided in Contract Documents in case bidder would default in executing the Agreement or furnishing the required bonds and insurance certificates as required by Contract Documents. Each bidder shall also include with their bid, a Certificate letter from a Surety Company authorized to transact business in the State of New Jersey, stating that it will provide the Contractor with a Performance Bond in the sum required by N.J.S.A. 40A:11-22. The right is reserved to reject all bids or to waive minor informalities or non-material exceptions. Tuesday 09/16/25 Deadline for Questions to Garrison Architects at 5:00 P.M.
