Renovation of a mixed-use development in Paw Paw, Illinois. Completed plans call for the renovation of a educational facility.
Replace ten antiquated electrical panels and related components in 1959 building. Replace air handling units serving North Gymnasium, Stage area and Cafeteria. Add air conditioning to North Gymnasium, Stage area and Cafeteria, including upgrades to electrical service as required. Commissioning of air handling units, related equipment and controls. Other miscellaneous work as outlined in construction documents. Contract Type: Single prime lump sum contract. Stipulations: Bidder will be required to provide Bid Security in the amount of not less than five percent (5%) of the base bid amount proposed, in the form of a certified check or cashier's check made payable to the Owner, or a Bid Bond. The successful Bidder will be required to furnish/pay for a satisfactory Performance and Payment Bond in full amount of contract. The successful Bidder shall be required to comply with all provisions of the acts of the General Assembly of the State of Illinois related to Wage Rates, Discrimination, Sexual Harassment, Alcohol Use, Preference to Illinois Workmen, Fair Employment Practices Commission, and Equal Employment Opportunity. The successful Bidder will be required to furnish/pay for a criminal background investigation for all employees involved in the project. No employee shall be staffed on the project if the employment history review comes back revealing an incomplete investigation into sexual misconduct or finding of sexual misconduct as defined in 105 ILCS 5/22-94. The background investigation will consist of two parts, as follows: Part 1: Completion of a "Uniform Conviction Information Act Name Inquiry" with the Illinois State Police for each employee. Part 2: Completion of the "Criminal Background Certification" form included in Project Manual (Section 00 43 00) for each employee. The successful Bidder shall be required to comply with Substance Abuse Prevention on Public Works Act (Public Act 95-0635). The successful Bidder shall not pay less than the prevailing rates of wages as determined by the Illinois Department of Labor to all laborers, workmen, and mechanics performing work under this contract, and shall comply with the requirements of the Illinois Prevailing Wage Act (820 ILCS 130/1-12). All Contractor's bonds shall include a provision as will guarantee the faithful performance of such prevailing wage clause as provided by this bid specification or contract. The Owner is exempt from the Illinois Use Tax Act and the Retailer's Occupation Tax for this work. Additional information and bidder requirements are included in the Instructions to Bidders and the Bid Documents. Owner reserves the right to reject any and all Bids, to waive any irregularities in the Bidding, and to award contract in Owner's best interests. Based upon anticipated School Board action on October 21, 2025, project Notice to Proceed to be issued on October 22, 2025. 2. Anticipated start date for construction work at site is May 22, 2026 (without use of emergency days). May 29, 2026 is the latest start date with use of emergency days. 3. Contractor shall be substantially complete with project by August 12, 2026. 4. Any work completed after August 12, 2026 shall be at the convenience of the Owner. Prospective bidders and sub-bidders requiring clarifications or interpretations of the Bidding Documents shall make requests for such as early in the bidding period as possible. Last day for questions will be Thursday, October 9, 2025 (12:00 P.M. local time). C. Required interpretations, clarifications, corrections, or modifications of the Bidding Documents will be made by Addendum. Such information provided in any other manner will not be binding upon the Architect or the Owner. Last day for issuing and addendum will be Monday, October 13, 2025 (12:00 P.M. local time).
