Renovation of an office development in Clarkston, Michigan. Completed plans call for the renovation of a office development.

The Project consists of building re-roofing at the Ottawa Park Cemetery in Independence Township. The cemetery is owned by the City of Pontiac but is located within Independence Township. Refer to the Drawings and Specifications for the entirety of work required. 1. The age of the roofing materials are not known. 2. There are no available reference drawings for the building construction. 3. The metal roofing areas on the building are copper that have been covered over with a spray-on waterproofing-type material. The Contractor shall pile the copper scrap at the site and the Owner will dispose of it. 4. The lower "flat" areas of the roof are understood to be a modified bitumen membrane that has been re-coated. Flashings have, in many areas, been sprayed over with an insulation-waterproofing - type foam material. 5. The upper (high) roof above the stained-glass windows appears to be the same roofing materials as the lower roof areas. 6. New rigid insulation systems shall be R-30; note that "R-20 for reroofing" is no longer acceptable under the 2021 Michigan Building Code. a. 1/8" tapered board is required under all new membrane covered roof areas to improve the drainage slope, regardless of whether or not the existing deck substrate is sloped. Reference Number 0000397661 The Ottawa Park Cemetery Chapel/Office, owned by the City of Pontiac and located in Independence Township, Michigan, requires significant roofing improvements to preserve the structural integrity of the building and protect its historical and functional value. The existing roof systems, including membrane, insulation, and sheet metal components, have reached the end of their service life. Deterioration has led to leaks, reduced energy efficiency, and increasing maintenance costs. To address these issues, the City of Pontiac, with design and engineering oversight by Hubbell, Roth & Clark, Inc. (HRC), has initiated a reroofing project. This work will ensure long-term protection of the Chapel/Office, safeguard its stained-glass features, and provide improved insulation to meet current building code standards.
