PROJECT DETAILS: Scope of Work Includes: • Selective Demolition: Removal of existing walls, ceilings, finishes, and outdated systems. • Architectural Upgrades: New partitions, ceilings, doors, frames, hardware, flooring, paint, and casework. ADA compliance upgrades are also included. • Interior Finishes: New flooring systems, acoustic ceilings, and wall/room finishes throughout the renovated spaces. • Mechanical Systems: Replacement and/or upgrades to HVAC equipment and distribution. • Plumbing Systems: New plumbing fixtures and piping connections as required. • Electrical Systems: New power distribution, lighting, receptacles, and related infrastructure. • Security & Low Voltage: Owner-contracted work (security, cameras, A/V, and data systems) to be coordinated with the general contractor. Special Notes: • Prevailing Wage • The building will remain occupied during construction; work must be sequenced and coordinated with the City to minimize disruption. • All work must comply with current ADA standards and building codes. • Certain security elements (including bullet-resistant wall panels and glass) are specified for designated areas. • No new fire suppression or fire alarm systems are included in this contract—existing systems remain unless otherwise noted.
