Site work and new construction of a mixed-use development in Montgomery, Alabama. Conceptual plans call for the construction of a 12,500-square-foot educational facility; playground / park / athletic field; and for site work for a educational facility.
Project Overview: The proposed project involves the construction of a new 12,500+ sq. ft. multifunctional facility designed to meet several key needs. The building will include locker rooms, coaches' offices, satellite training room and team multipurpose meeting room, adjacent to the soccer and softball complexes. This addition will elevate the overall experience for AUM's student-athletes and coaches, while aligning our facilities with NCAA DII and Gulf South Conference competitive standards. Interior Functional Space Overview: o Coaches Offices for Softball, Men's Soccer, Women's Soccer staff + possibly one additional sport o Locker Rooms for Softball, Men's Soccer, Women's Soccer + possibly one additional sport o Satellite Training Room o Multipurpose Room (film review, recruiting, team meeting, etc.) o Officials' Locker Room o Laundry Room Facility o Equipment/Storage Room Services of the Architect-of-Record may include, but is not limited to: o Basic Services (A through E) as defined in the Division of Construction Management's Manual of Procedures o Initial program verification o Renderings o Survey and geotechnical reports o Interior design and FF&E selections and procurement o Landscape Services o Specialty Spaces: Locker Rooms, Laundry Facility, Athletic Training Room The estimated construction budget for this project is $5 million. The type of funding is State Higher Education funding. Owner-Architect Agreement forms published by the Alabama Department of Finance's Division of Construction Management Division (DCM) will be utilized. The term of the agreement will be two (2) years with an option to renew for up to two (2) additional years. The design services will be contracted under both fees and hourly rates in accordance with the Manual of Procedures of the State of Alabama Department of Finance, Real Property Management, Division of Construction Management (DCM). Qualifications: Applicant firms will be selected on the basis of their professional qualifications and successful experience with similar full-service engagements. Respondents must clearly demonstrate the following criteria: - Experience designing multipurpose, multi-sport athletic facilities - Experience designing facilities that comply with NCAA, ADA, and Title IX requirements. - Familiarity with campus master planning, site utilities, and stormwater management. - Demonstrated ability to coordinate architectural, structural, mechanical, electrical, plumbing, and IT/AV systems. - Demonstrated history of providing construction administration services, including site observation, submittal review, and punch list preparation. - Experience delivering technically-sound design solutions and projects that are on time, within budget via the Design-Bid-Build delivery method The Applicants and any consultants shall hold current professional licenses and be registered in the State of Alabama. Shortlisted firms will be notified on Wednesday, October 1, 2025. Interviews will be held between Monday, October 6 and Tuesday, October 7, 2025 via Zoom. This request for qualifications is not an offer to contract but seeks the submission of qualifications from qualified, professional respondents that may form the basis for the negotiation of an agreement. The Owner reserves the right to reject any or all qualifications and to solicit additional qualifications, through the RFQ process, if that is determined to be in the best interests of the State of Alabama.
