Description: Licensed construction companies or construction management firms with demonstrated experience in similar projects are invited to submit a statement of qualifications for consideration as a candidate to provide Construction Management at Risk services for the construction of a new Coralville Recreation and Aquatics Center. Plan Holders List: Intent to submit an RFQ is due in writing by e-mail to Sherri Proud at sproud@coralville.org Miscellaneous: RFQ's will be opened and all companies participating will be read and recorded. The City of Coralville is seeking a Construction Manager at Risk that will provide the services generally including but not limited to the following: Expectations/tasks of the Construction Manager at Risk in addition to the general overview: 1. Construction Schedule Development 2. Construction Phasing and Sequencing Development 3. Document Constructability Review 4. Assist in the review of, and recommendations related to, existing construction and stored materials suitability for use in the completion of construction. 5. Cost Estimates, Bidding, and Guaranteed Maximum Price 6. Value Engineering Process Management 7. Subcontractor/Vendor Solicitation in accordance with Iowa Code chapter 26A 8. Bid Package Distribution 9. Preconstruction Services 10.Construction Services The City of Coralville seeks to engage a qualified construction management company to provide construction management services at risk for the construction of a new 109,700 square foot recreation and aquatics center. A study for the proposed new facility was completed by Neumann Monson Architects and approved by Coralville City Council August 13, 2024. The study evaluated two options; 1) addition and renovation of the existing facility and 2) construction of a new facility east of the current facility and then demolition of the existing recreation center. City Council approved moving forward with option 2 - New Facility. Proposed conceptual budget for the construction cost of the new facility was identified in the study as $47,621,683 (2024 estimate). Total project budget estimate is $54 million (2024 estimate). The project is being partially funded by Iowa City Community School District (ICCSD) who will be the primary user of the competition pool and share in use of the other portions of the recreation pool and the facility.
