Renovation of a municipal facility in Lake City, Florida. Completed plans call for the renovation of a municipal facility.

Description: The Florida Department of Transportation (FDOT) seeks to obtain the services of a qualified, experienced and licensed Vendor for removal and replacement of the Materials Office Air Handler Unit ("AHU") located at the FDOT D2 District Office Headquarters Campus, 225 SE Clements Place, Lake City, Florida 32025 Owner representatives will be present to discuss plans, specifications, and conditions of the project. The Owner's Project Manager is: Mark Hanna and may be reached at: 386-961-7080. A. Vendor shall obtain/provide all necessary permits, equipment, materials, parts, supplies, labor, manufacture's warranties and Vendor warranties for parts and labor. B. Vendor shall lock out/tag out existing electrical circuit prior to work. C. Vendor shall remove and properly dispose of exiting AHU system in all locations. Current AHU is a McQuay RoofPak, Roof Mounted Air Handler, Model number RDS-708B. D. Vendor shall provide and install a new, energy efficient AHU with factory mounted VFD for supply fan and retrofit any heating and chilled water piping. All installations must create a complete assembly and operate within manufacture's design parameters. An approved model is the York Air Handler, Model number XTO-51X63. E. Vendor shall provide any components or software needed to connect existing BAS to the new AHU to create a complete assembly and operate within manufacture's design parameters. AHU must be compatible with Metasys Control System. F. Vendor shall ensure electrical components are modified as needed to provide adequate service for power to unit. Vendor shall reconnect electrical components using existing disconnect. Vendor shall update controls on unit. G. Vendor shall replace chilled water and heating coil valve and actuator with new components. Retrofit any heating and chilled water piping as needed to install the new AHU. H. Vendor shall remove old AHU and install/mount the new energy efficient AHU with factory mounted VFD for supply fan at the existing location. Vendor will be responsible for any modifications needed at the existing location for proper placement and to meet all applicable codes. I. Vendor shall cap/ disconnect all plumbing and electrical services that are no longer in use. J. Any installed duct work must be insulated and wrapped. K. Chilled/Heated water lines shall be insulated were needed. L. Vendor shall remove and replace any damaged components occurring during the removal of existing units and installation process of the new units. M. Vendor shall provide and install new material to replace any material that was damaged in the construction process. Vendor shall match color finish and material to the greatest extent possible for any material used on this project. N. Vendor shall ensure that outdoor electrical systems are in conduit and weatherproof. O. Vendor shall test equipment and unit operation and the integration of AHU to existing BAS, and update any graphics per air handler design. P. Vendorshall issue a two (2) year minimum warranty on labor, craftsmanship. Vendorshallsupply the Department with all associated material warranties. Q. Vendor bid shall include necessary parts and labor to create a functional, complete HVAC system and associated assemblies. The Contractor is required to be appropriately licensed in the State of Florida and have three (3) years' experience in commercial projects of similar scope and complexity prior to the award of contract. The Contractor is responsible for maintaining all applicable licensure, meeting the requirements of the most current Florida Building Code (FBC) and obtaining necessary permitting to perform the requirements of the Contract. Question Deadline 09/18/2025 at 5:00 PM ET Deadline for Technical questions, to be received by e-mail mark.hanna@dot.state.fl.us If the bid amount exceeds $100,000, the bidder must provide with the bid, a Bid Guaranty of five percent (5%) of the actual total bid in the form of a certified check, cashier's check, treasurer's check, bank draft of any national or state bank, or a surety Bid Bond made payable to the Department of Transportation. A Bid Guaranty in an amount less than five percent (5%) of the actual bid will invalidate the bid. If the contract award amount exceeds $100,000, both a Performance Bond and a Labor and Material Payment Bond of 100% each of the contract sum are required at the time of award.
