Rehabilitation for Owner Occupied Single Family Home - 11536 ADDRESSES: 2403 NE 12th ST Gainesville, Florida, 1120 NE 23rd St Gainesville, FL A. Pest Extermination and Protection 1. Treat house for subterranean termites .Furnish report and guarantee from properly licensed and bonded pest control company that adequate treatment has been provided to exterminate infestation of subterranean termites. Chemicals shall be of a type that will cause the least inconvenience to the homeowner. The contractor shall be responsible for all damages to plants, property and furniture caused by such treatment. B. Cleanup 1. During construction, remove debris as it is generated. Avoid accumulating debris. On completion, all excess building material shall be removed from the site. Rake the site clean of construction debris. 2. The homeowner shall be responsible for removing and packing away all breakable items and wall hangings during construction. Home owner to be present and aid contractor in moving large furniture. The contractor shall cover furniture in work areas. The homeowner shall be responsible for covering other areas of the house as she/he feels necessary. 3. Cover floors in traffic and work areas with visqueen, drop cloths or other protection. Scope ofWork: Window Replacement and Repairi 1. Removal ofExisting Windows o Carefully remove existing windows and all associated components, ensuring no damage to surrounding structures. 2. Supply and Installation of New Windows o Provide and install new double-paned, low-emissivity (Low-E) glass windows as specified. o Ensure windows meet all applicable building codes and standards. 3. Repair ofWindow Components o Inspect and repair all window components surrounding the new installation, including frames, sills, trim, and hardware. o Replace any damaged or deteriorated components as necessary to ensure full functionality and weatherproofing. 4. Surface Preparation and Finishing 0 Patch and repair all damaged areas around the windows, including walls, trim, and siding. 0 Prepare surfaces by sanding and priming as required. 0 Paint all patched and repaired areas to match existing finishes for a seamless appearance. 5. Clean-Up and Final Inspection 0 Remove all debris and construction materials from the site. o Perform a final inspection to ensure all work is complete, windows are properly sealed, and finishes are uniform and satisfactory A. Roofing - Galvalume Metal Roof System 1. Removal ofExisting Roofing o Carefully remove all existing roof coverings down to the sheathing, including underlayment, flashings, vents, and fasteners. o Properly dispose of all debris off-site in accordance with local regulations and environmental standards. 2. Structural Repairs and Replacement o Inspect roof structure, including sheathing, rafters, fascia, and soffits. o Replace all rotten, warped, damaged, or otherwise compromised components with materials matching existing dimensions and profiles. o Exposed eave sheathing to match existing appearance and thickness. o New fascia shall be pressure-treated lumber. o Replace missing or damaged soffit vents with codecompliant new vents to ensure proper airflow. 3. Underlayment and Flashing Preparation o Install a high-quality synthetic roofing underlayment over the entire roof deck, in accordance with manufacturer specifications and Florida Building Code. o Install new 6" aluminum drip edge along the entire roof perimeter. o Replace any rusted or damaged roof vents, flashing boots, or valley flashings. o Valley flashing to be minimum 26-gauge galvanized or aluminum to match metal roof. o Pipe boots to be rated for metal roof systems; cover with hardware cloth cages or pest deterrent screens to prevent chewing damage from rodents/squirrels. o If applicable, install peel-and-stick ice and water shield in valleys, eaves, or penetrations per local code or homeowner request. 4. Purlin Installation o Install treated 1" x 4" or 2" x 4" purlins over the underlayment, spaced per manufacturer's recommendations. o Fasten securely into roof framing members using exterior-grade, corrosion-resistant fasteners. 5. Metal Roof System Installation o Install new galvalume standing seam or exposedfastener metal roofing system (specify panel type and profile, e.g., 5V-crimp, R-panel). o All panels, fasteners, closures, sealants, trim, ridge caps, and accessories shall be installed per manufacturer's installation guidelines and the Florida Building Code. o Use stainless steel or coated screw specifically designed for metal roofs with neoprene washers to ensure water tightness. o All penetrations shall be properly flashed and sealed. o Metal panels to be cut and handled per best practices to prevent corrosion and oil canning. 6. Ventilation o Provide proper attic ventilation as required by code. Install new ridge vent or appropriate metal vent system compatible with the metal roofing panels. o Ensure soffit-to-ridge ventilation balance is achieved. 7. Painting and Finishing o Prime and paint all new fascia, soffit, or ceiling materials with exterior-grade latex primer and two coats of high-quality exterior paint. o Paint color to blend with existing color scheme or as selected by the homeowner. 8. Optional Additions (If Requested or Required) 0 Install rigid foam insulation under metal panels to improve thermal performance and noise reduction. 0 Provide a radiant barrier or thermal break layer if attic heat gain is a concern. 0 Install gutter system and downspouts to manage stormwater runoff(ifnot existing or if replacement is required). 9. Cleanup and Disposal 0 Clean jobsite daily. 0 Magnetically sweep surrounding areas to remove nails and metal fasteners. 0 All waste and debris to be hauled away and legally disposed of. IO.Permits, Inspections, and Warranties o Contractor shall obtain all required permits for roofing work. o Schedule all required building inspections and ensure final approval. o Provide documentation ofmanufacturer warranty (minimum 25-year on galvalume panels) and a contractor labor warranty (minimum 5-year).
