Scope of Services The selected Architecture & Engineering (A/E) team shall provide professional services for the planning, design, and documentation of the remodel, including but not limited to: 1. Programming & Preliminary Design Conduct meetings with Owner representatives to confirm program requirements for office, lab, break room, and lobby spaces. Assess existing building conditions on Levels 1, 2, and 3, including structural, mechanical, electrical, plumbing, and fire protection systems. Provide code analysis including building, fire, accessibility, and laboratory-specific requirements. Develop space planning alternatives that incorporate multi-tenant suite layouts, circulation, and shared support spaces. Prepare conceptual design options including lobby, break room, and shared amenity improvements. 2. Design Development Refine approved conceptual design into design development documents. Incorporate laboratory-specific requirements including fume hoods, casework, sinks, and specialized utilities. Develop plans for office suites, including private offices, open workstations, conference rooms, and support spaces. Design break room areas with durable and functional finishes, casework, and appliance layouts. Develop lobby and common area improvements including finishes, lighting, security/access control, and tenant directory integration. Integrate design for main entry exterior envelope improvements on Level 1. Coordinate building systems design (MEP/FP, structural as needed). Provide updated cost estimates and schedule impacts. Collaborate with CMGC during preconstruction to review constructability, sequencing, and cost models. 3. Construction Documents Prepare coordinated architectural, structural, mechanical, electrical, plumbing, and fire protection drawings and specifications suitable for CMGC pricing, permitting, and construction. Address laboratory requirements such as chemical-resistant finishes, safety showers/eyewash stations, exhaust systems, and emergency power provisions. Include details for break room improvements and lobby/main entry modifications. Ensure documents meet University standards, applicable codes, and industry best practices. Coordinate with CMGC input on bid packages and phasing strategy. 4. Bidding / GMP Support Provide assistance to the Owner and CMGC during Guaranteed Maximum Price (GMP) development. Respond to CMGC questions, evaluate scope alignment, and assist with addenda or clarifications. Review contractor pricing for consistency with design intent. 5. Construction Administration Review shop drawings, product data, and material submittals. Respond to RFIs and issue clarifications as needed. Conduct site visits to observe progress, quality, and compliance with contract documents. Participate in construction meetings with Owner, CMGC, and subcontractors. Review and recommend contractor pay applications. Perform final inspections and prepare punch lists. 6. Tenant Coordination Assist Owner in multi-tenant space planning and coordination for suite layouts and infrastructure. Review tenant requirements and provide input on modifications to ensure compatibility with base building systems. Coordinate with Owner, CMGC, and tenants during design and construction to minimize conflicts and ensure proper integration of utilities, access, and shared amenities. The University of Utah Research Foundation (the "Owner") intends to remodel approximately 26,000 square feet of space within its building located at 400 Wakara Way, Salt Lake City, Utah. The building is a three-story facility. The remodel will take place on: Level 1: 1,500 SF (including main entry and lobby improvements) Level 2: 8,000 SF Level 3: 16,500 SF The remodeled areas will be designed for a combination of office space, incubator dry laboratories, incubator wet laboratories, break rooms, and lobby/common spaces. The building will be subdivided into multi-tenant suites to accommodate a range of research and incubator tenants. The project will be delivered using the CMGC (Construction Manager / General Contractor) delivery method, which will require the A/E team to coordinate closely with the CMGC throughout design and construction to facilitate constructability, cost estimating, phasing, and value engineering. The University of Utah reserves the right to reject any or all proposals or to waive any formality or technicality in any proposal in the interest of the University.
