Renovation of a mixed-use development in Salt Lake City, Utah. Completed plans call for the renovation of a 6,500-square-foot educational facility; and 6,500-square-foot office development.

Gramoll Construction has been selected by the University of Utah as the Construction Manager/General Contractor for the University of Utah LNCO Broadcasting Center Upgrade. Gramoll is currently bidding the code approved drawings for the roughly 6,500 sq/ft of space. Please open the drawings and preliminary site plan for access, staging and dumpster location. There is an exterior door on the northeast corner of our remodel that has direct access to the space. There is no onsite parking available and workers will need to park offsite and shuttle in. Material/tools can be dropped off at the building before 8 AM. There are 2 bid alternates. One is the finish of a 3rd studio and the other is replacing existing curtains. Please break those out in your submission. This is a quick turnaround project, and ALL submittals will need to be completed in the first 2 weeks after award to avoid any delays in material ordering. Please pay close attention to the schedule, drawings, specifications and the Gramoll Subcontract agreement. No modifications to the subcontract will be made after the bidding deadline. The Electrical Subcontractor will be selected by a VBS method. There is a separate RFP narrative for that scope. The University also has an RFP out for the selection of an integrator that we will need to work closely with for coordination of equipment in our space. Gramoll is requesting proposals for Demolition, Concrete (Generator Pad), Metal supports for HVAC, Insulation, Fire/Sound Caulking, Doors/Frames/Hardware, Millwork (Chair Rail), Glazing, Framing, Drywall, Flooring, Ceiling Tile, Painting, Specialties, Curtains, HVAC, Plumbing, Electrical (VBS), Fire Sprinklers, and Landscape. The Bid Alternate #1 will need to be built and finished during school winter break from Dec 8th to Jan 13th. University ofUtah is looking to hire an electrical contractor to provide all electrical systems, including a new generator and integrator coordination for the new 6,500 SF Remodel ofthe existing broadcasting center. The integrator RFP is currently out for selection. Careful coordination and planning will be required for rough in locations and cable coordination to allow the integration startup and implementation to run smoothly.
