Site work and new construction of a pre-engineered storage facility in Lawrenceville, Georgia. Completed plans call for site work for a pre-engineered storage facility; and for the construction of a 1,800-square-foot, one-story above grade pre-engineered storage facility.
The scope of the project includes the design, providing a set of Issued for Construction documents, site preparation, and construction for a new 1,800 sf (30'-0"x 60'-0" w/ 18'-0"eave) Single Story Free Standing Pre-Engineered Metal Building on a Concrete Foundation A five percent (5%) bid bond must be submitted with the bid. The City of Lawrenceville reserves the right to reject any or all bids to waive technicalities and to make an award deemed in its best interest The work performed by the Contractor consists of but is not limited to the following: o The design and construction of the new Peak Utility Building, including site grading, temporary site access drive construction, concrete pad construction, chain link fence, gate installation, and fence gate lighting. o Contractor is responsible for the coordination with applicable utility providers to connect and service new utility building with water and sewer service connections. o The City will be responsible for the installation of site lighting poles. The Contractor is responsible for providing adequately sized service for all proposed building and gate lighting as well as connection points for City installed site lighting. The scope of the project includes the design, providing a set of Issued for Construction documents, site preparation, and construction for a new 1,800 sf (30'-0"x 60'-0" w/ 18'-0"eave) Single Story Free Standing Pre-Engineered Metal Building on a Concrete Foundation that will contain the following Spaces: o Shop / Maintenance Area o Office / Meeting / Breakrom Area (combined usage) o Unisex ADA Restroom (adjourning next to Office) o Open Storage, Janitor, Mechanical and Electrical Room Design Criteria: o Applicable Design Codes by local municipality building authorities requirements o State Registered Architect/Engineer/Design Professional Signed, Sealed & Dated w/registration number on all sheets ARCHITECTURAL Foundation - (see Structural below for further information) o 4" reinforced concrete monolithic slab, 3000 PSI Exterior Walls o Standard R-Panel o Insulation (per code) o Color: Standard Color (to be selected by Owner) Roof System o Standard Coil Steel with Galvalume coating (hot dipped) o Ridge Cap Panel o Insulation (per code) o Gutter and Downspouts o Rake (Gabel), Corners and Eaves Trim o Metal canopy over windows at Office area and Entrance doors Exterior Doors and Frames o Exterior insulated composite personnel metal doors (Level III, 16 gauge, extra heavy duty, model two seamless w/polyurethane core) o Welded steel frame (16 gauge w/backbend turns) o Doors and frames to be powder coated (color selected by owner) o Exterior Insulated Sectional Track Doors (4ea. 10'-0"x 14'-0") Exterior Windows o Fixed Windows (2 ea. 24"x 36") o Framed openings attached to structure Interior Walls o 3-5/8" metal studs framing o Insulation o 5/8" Gypsum Board cladding (moisture resistance) Interior Ceilings o Suspended Acoustical Tile System - all conditioned rooms o Open to Structure above - all non-conditioned areas o Ceiling tile to be 2x4 lay in, smooth, washable and mildew resistant surface finish Interior Doors and Frames o Insulated composite metal doors (Level III, 16 gauge, extra heavy duty, model two seamless w/polyurethane core) o Welded steel frame (16 gauge w/backbend turns) o Doors and frames to be powder coated (color selected by owner) Hardware o Stainless steel ball bearing heavy duty hinges o Heavy duty door closers o Doors to have stainless steel kick plates (both sides) w/ aluminum thresholds for exterior doors o Doors to have grade 2, lever locks with latch plate guards o Hardware to meet ADA compliance ADA Restroom o Wall mounted, top supply, stainless steel toilets w/ exposed sensor flush valves o Wall mounted stainless steel sinks w/ motion sensor faucets, hardwired with transformer o Surface mounted mirrors with stainless steel frames o Wall mounted light fixture above mirror at sinks o Wall mounted stainless steel 2-roll toilet paper dispensers o Wall mounted stainless steel soap dispensers o ADA grab bars to meet code and fixture count Finishes - (colors selected by owners) o Concrete floor to be sealed o Interior finished rooms to receive VCT & 4" rubber cove base o Painted surfaces to receive prime coat and one finish coat o All conditioned rooms to receive epoxy paint Miscellaneous o Base / wall cabinets / counter w/ sink for office area STRUCTURAL Foundation o Continuous reinforced concrete turn-down slab edge o Spread footings to resist gravity, uplift, and thrust. o Allowable soil bearing pressure presumed to be 2,000 psf, to be confirmed with geotechnical exploration. o 4" Reinforced slab on grade on 4" compacted GAB and 10 mil vapor retarder. o Saw cut contraction joints 10 feet on center each way. o Additional reinforcing at slab restraints and re-entrant corners to minimize slab cracking. o Concrete: o F'c= 3,000 psi for footings o F'c= 4,000 psi for slabs. Provide air entrainment for exposed slabs on grade. Building o Pre-Engineered Metal Building with all wall column, beam, and roof components. o See Architectural for building length, width, and height. MECHANICAL, ELECTRICAL & PLUMBING HVAC o Heat Pump Split-System to serve the office and restroom. o Restroom, exhaust fan vented to outside of building. Exhaust fans to be energized via light switch. o Storage and Maintenance Area, wall exhaust fan for circulation. Intake will be via wall louver. o Gas unit heaters to provide freeze prevention. Electrical o New 250 Amp electrical service to serve the new building o Motion sensor interior lights. COMcheck report for lighting to confirm code compliance o Interior recessed LED 2x4 lights and LED high bay lights o Exterior Security wall pack lights (photocell) for 360 degree coverage around building o Wall outlets and required GFI outlets per code o Circuiting for lighting and electric outlets o Circuiting for the split system, exhaust fans, unit heaters, and water heater o Circuiting for the maintenance area equipment Plumbing o Frost free hose bibs w/ recessed security box located on each exterior wall o Frost free hose bibs w/ recessed security box located in maintenance area o Water service to include isolation valves and backflow preventer o Waste and vent system to include cleanouts, sealing roof penetrations and tie-into sewer system o Tank type toilet in the restroom o Floor Drains in maintenance area and restroom with trap primers o Gas tank type water heater, provided by the City, serving the lavatory in the restroom and the kitchen sink. Water heater to be located in the Mechanical Storage room o Thermostatic mixing valve for the hot water serving the toilet room lavatories and kitchen sink to prevent scald
