Renovation of an educational facility in East Amwell Township, New Jersey. Completed plans call for the renovation of a 71,000-square-foot, one-story above grade, 0-story below grade educational facility.

Sealed bids are requested for the proposed roof replacement of the 1964 Wing at East Amwell Elementary School. Bids will be accepted for an overall single prime contract that includes all work, all trades, and is all-inclusive as a lump sum. Documents for bidding can be viewed and ordered online, or obtained at a designated reprographics location. Bids must be submitted on designated proposal forms, in a sealed envelope with identifying information, and must include a certified check, cashier check, or bid bond of not less than 10% of the bid amount (not exceeding $20,000). Each bid must be accompanied by a Certificate of Consent of Surety for performance/payment bonds. Bidders must meet prequalification requirements in Category C070, and if the bid exceeds $20,000, all bidders must prequalify according to New Jersey regulations. Other requirements include compliance with employment, wage, affirmative action statutes, public works contractor registration, and submission of business registration and equipment control certificates. The owner reserves the right to reject all proposals or bids and to waive any informality in bidding as permitted by law. The Project consists of Proposed Roof Replacement: 1964 Wing at the East Amwell Elementary School for the East Amwell Township School District, located in Ringoes, New Jersey, as well as related construction items in conjunction with the completion of the project as required by the Contract Documents for the East Amwell Township School District. The project is single-prime, lump sum, all trades, all inclusive. Time is of the essence. The Scope of Work includes, but is not limited to the complete removal of existing roofing systems, related flashings and accessories at the 1964 Wing of the School, thus exposing the existing substrates. The Work includes patching or repairing any existing substrates found to be damaged and/or deteriorated, as well as any and all preparation work required to satisfy the conditions required by the specified manufacturers prior to commencing installation of all final work. Additionally, the Work includes the removal and reinstallation of existing mechanical, electrical and plumbing components and equipment necessary to complete the project as intended within the Contract Documents. Coordinated shut-downs of any of these systems will be required for the Project and must be included in the construction schedule The Scope of Work also includes, but is not limited to the complete repair and restoration of existing roofing systems, related flashings and accessories directly adjacent to the work area. 1. The work will include cold process built-up roofing applications. 2. The area of the work is at the front of the building and is assumed accessed from the existing bus loop. The contractor will be required to work with the owner on his site logistics which will be limited. He will be required to move equipment each day to allow the school operations and daily drop off and pick up and then remobilize to perform his daily work. If he chooses to set up in other areas of the site he will be required to protect the existing roof areas not under this contract during access to and from the work area at no added cost to the owner. 3. All work will be during non-school hours. Barricades between the work area and all areas not under construction is required. 4. The Contract clearly states, "TIME IS OF THE ESSENCE." This is a legal term to advise the contractor they must complete all work operations by the scheduled completion dates, regardless of cost or loss to the contractor. This may include overtime, premium time, multiple shifts, premium costs for expedited deliveries, or other required responses of the contractor to adversity during the construction period. 5. The bidder shall take note of specific roofing areas indicated on the drawings where loading of materials on the roof is strictly limited, and the number of workers on the roof at one time is strictly limited and thus all aspects thereof should be considered accordingly. 6. These are active school sites and contractors shall work with the district to assure no disturbance during the school day. 7. The Bidder shall assume ALL-WORK for the elementary school shall be performed during non-school hours during the normal school year. The Owner reserves the right to allow work at other times. 8. The Bidder shall assume all storage requirements shall be off-site. The Owner reserves the right to allow storage on site.
