Renovation of an educational facility in Chula Vista, California. Completed plans call for the renovation of a educational facility.

The purpose of this bid is to provide the Sweetwater Union High School District with a qualified contractor for furnishing of all labor, materials, transportation, equipment, and services related to the removal of the existing control system installation followed by the installation of the contractor provided Pelican wireless thermostat control system for the HVAC system at Eastlake High School ("Project"). The District does not guarantee any amount of work to be procured under this scope which may be decreased and/or increased at the sole discretion of the District Attachment A is a table of provided information that the District has available about the specifics of the installation for each HVAC unit to help guide the contractor. It is the contractor's responsibility to verify the information in Attachment A is correct and that the bid for this project encompasses all costs associated with demolishing, furnishing, and installing a new BAS system to control all HVAC units listed in Attachment A. Attachment A shows which units have powered exhaust, which of those powered exhaust units need a PEARL Economizer Control module added, and information regarding the location and area served for each HVAC unit. For the units that have economizers, the outside air damper actuators will need to be checked to see if the existing actuators have full feedback control. If the current dampers do not have full feedback control, the outside air damper actuators will need to be replaced with Belimo damper actuators. If the existing actuator has full feedback control and is compatible with Pelican thermostats, then the existing actuator will not need to be replaced. In addition, every HVAC unit that has a supply duct will need a Pelican supply air duct temperature sensor installed and tied to the Pelican system. It is the responsibility of the contractor to verify the correct size Belimo actuator needed for the HVAC units that need to have the damper actuator replaced and to verify which units will need new Belimo damper actuators. It is also the responsibility of the contractor to verify which units currently have economizers, using Attachment A as a guide only. If a VRF system is included within the scope of work, all equipment, hardware, and labor necessary for installing a new Pelican wireless BAS system for the VRF is considered part of the Project Scope of Work. This VRF system will need to be capable of setting schedules and setpoints within the Pelican Wireless system. If a VRF is listed in Attachment A, one thermostat will be required per fan coil unit. All thermostats will need an insulation shield installed behind the thermostat for optimal temperature readings. It is the responsibility of the Contractor to confirm how many fan coil units are associated with each VRF when preparing their bid. There are multi-zone (MZ) units that require new Pelican controls. This will require new Pelican thermostats, a zone controller, duct pressure and temperature sensors, PEARL economizer controllers, Belimo damper actuators, and any wiring and/or other materials required to complete the installation. For duct temperature sensors, each MZ will need one temperature sensor per zone, as well as temperature sensors for supply air, return air, and outside air. Please coordinate with Pelican on wiring the unit correctly. It is the responsibility of the contractor to verify the correct size Belimo actuator needed for the MZ units. In addition, it is the responsibility of the contractor to include all the necessary wiring within the bid pricing. Some exhaust fans on campus are currently being controlled by Honeywell R&R control system. These fans need to be controlled by Pelican Wireless instead. Attachment A provides information on which exhaust fans are currently being controlled by Honeywell. It is the contractor's responsibility to verify the information in Attachment A is correct and that the bid for this project encompasses all costs associated with demolishing, furnishing, and installing a new BAS system to control all exhaust fans listed in Attachment A. The thermostats communicate throughout the campus via a wireless mesh network. The District IT department will designate the location of the Gateway. The gateway will be installed by the District before the project starts, so the gateway should not be included as part of the bid. Wireless repeater count and location will be the responsibility of the selected contractor. Contractors will be allowed to walk the campus during the bid walk to verify the information in Attachment A and ask any questions necessary for each contractor to provide the best bid possible.
