Renovation of an educational facility in Conway, South Carolina. Completed plans call for the renovation of a educational facility.
The overall project (base bid + alternate) is to perform upgrades to the existing mechanical system in the 1982 and 1991 portions of the building. Additional work includes replacing suspended ceilings, bathroom finishes, fixtures, and extending the fire sprinkler in the 1982 and 1991 addition. BID SECURITY: Five Percent (5%) required per Bid Instructions PERFORMANCE & PAYMENT BONDS: One Hundred Percent (100%) of contracted amount as stated on the Notice of Intent to Award QUESTIONS: All questions must be submitted in writing to the District Bid Contact Person by 12:00pm (noon) on 9/29/2025 Requests for additional information or questions regarding error, omission or clarification of any portion of the Bid Documents or the Contract Documents or any addendum, shall be submitted in writing to the District Bid Contact Person stated in the Invitation for Bids by e-mail or facsimile no later than five (5) days prior to the bid opening date and time unless an earlier date is stated on the Invitation for Bids or as may be amended. The scope of work requires the Contractor to furnish all labor, materials, tools, equipment, and incidentals necessary to satisfactorily complete the project as detailed in Exhibit A and associated specifications and plans as provided by Horry County School. The overall project (base bid + alternate) is to perform upgrades to the existing mechanical system in the 1982 and 1991 portions of the building. Additional work includes replacing suspended ceilings, bathroom finishes, fixtures, and extending the fire sprinkler in the 1982 and 1991 addition. Demolish existing cooling tower, evaporative cooler and underground condenser water storage tank and replace with a single all stainless-steel evaporative cooler and new underground condenser water piping to the existing mechanical room. 2. Remove existing electric condenser loop boiler, existing natural gas condenser water boilers, condenser water piping and shell and tube heat exchanger in existing mechanical room and replace with new condensing, natural gas condensing boiler and new welded steel piping. 3. Remove and replace all existing water source heat pumps with new high efficiency water source heat pumps in 1982 and 1991 as shown on the contract documents. Existing water source heat pump condenser water mains throughout building, beyond main mechanical room, shall remain and be reused. All runout piping to replacement water source heat pumps shall be new as indicated. 4. Provide new ground mounted ventilation air units and associated concrete equipment pads as shown to provide outside air for existing building to meet the current ventilation air code and provide humidity control. Provide new gas piping to new ventilation air units as shown on contract documents. 5. Provide new water source heat pumps to provide HVAC to existing kitchen and replace kitchen water heater with multiple cascading condensing water heaters. 6. Replace all rooftop heat pumps in 2008 addition and work associated with the 2008 upgrades to the 1982 building as noted in Bid Alternate #1. 7. Remove and replace all existing suspended ceilings in areas of work and provide new seismic ceilings in all areas of mechanical renovations as outlined on the MEP and Architectural plans. 8. In the original 1982 and 1991 addition of the building, replace rooftop bathroom exhaust fans and associated ductwork and air devices 9. New condensate drain piping shall be provided for all new water source heat pumps throughout and routed to locations as indicated. 10. Replace (in-kind with no modifications to fixture locations or bathroom layouts) all students (single hole and group water closets and lavatories) and administrative water closets, urinals, and lavatories. 11. Replace the existing light fixtures in all bathrooms in-kind with new LED fixtures, provide new corridor light fixtures at bulkheads and reinstall existing light fixtures and ceiling mounted devices in new seismic ceilings with layout as shown on MEP plans and the architectural RCP. All existing ceiling mounted devices, other than existing light fixtures shown to be relocated, shall be removed from existing grid being demolished, stored, and reinstalled in new seismic ceilings in the existing locations. 12. Refurbish existing single hole and group toilet bathroom flooring and wall finishes as indicated on the architectural plans. 13. Extend existing fire sprinkler system located in the 2008 building into the 1982 and 1991 buildings as indicted on the contract documents. At the project's completion, the entire facility will be fully sprinklered. 14. Provide limited fire alarm work as indicated and coordinate all new conduit requirements with JCI, the fire alarm contractor. 15.
