Demolition, site work and paving for a mixed-use development in Toledo, Ohio. Completed plans call for the demolition of a residential development; for site work for a residential development; for paving for a sidewalk / parking lot; sidewalk / parking lot; and water / sewer project.

Work Timeline. A full timeline for starting and completing work. Work must be completed no later than March 1, 2026. Buildings: Remnant foundations and pavement throughout (no standing structures) Aggregate Lot Size: 4.13 acres Site Map: An aerial map of the Project Site and sewer map are included below Environmental Conditions: Subsurface soil contamination exists on the project site, and soil must not be disturbed below 18" grade. Contamination will be remediated through soil capping, installation of subsurface barriers, and monitoring, to be completed by Owner's certified environmental professional. PROJECT SITE DESCRIPTION The Project Site is a former industrial facility located in central Toledo. All standing structures on the project site were previously demolished. Remnant foundations and pavements will be demolished and removed. Environmental remediation and monitoring will be conducted by Owner's certified environmental professional following demolition work. The Owner's goal is to undertake demolition work at this vacant former industrial site to improve the quality of life for the surrounding neighborhood and position this property for future redevelopment. To accomplish this goal, the remnant foundations and pavements will be demolished, debris will be removed to the work specifications, contaminated soil will be excavated, sampled by the certified professional, and properly disposed of under the supervision of the certified professional, and the site will be backfilled, graded, and seeded, leaving a clean and level site that can be easily maintained for future use. Bidders may submit written questions until Thursday, September 25, 2025 at 2:00 pm. All questions and answers will be posted on the Lucas County Land Bank's website where this Request can be found. Retain any public storm or sanitary sewer lines running through the Project Site. Storm sewer catch basins must be protected during demolition through skirting or other means of protection. See the attached Project Site Map - Public Sewers. o Demolition and Foundation Removal. Fully demolish all remnant site improvements and foundations on the project site. Remove foundations to 18" below grade, leaving no debris within the cavity, and allow for proper drainage of the project site. Remove any steel columns, including the former sign tower, and tracks along with all debris from the project site. Remove all debris from the site and haul it to an appropriate landfill for disposal and make available verified original receipts from a licensed landfill, evidencing that the debris has been disposed of properly when requested. Due to sub-surface environmental contamination at the Property, contractor will not excavate beyond 18" below grade.
