Demolition, site work, renovation and addition to a mixed-use development in Dayton, Ohio. Completed plans call for the addition of a municipal facility; for the demolition of a municipal facility; for the renovation of a municipal facility; and for site work for a municipal facility.

I. A bond for the full amount of the bid; or II. A certified check, cashier's check, or letter of credit pursuant to Chapter 1305, Ohio Revised Code, in the amount of TEN PERCENT (10%) of the bid. The successful vendor must replace the ten percent (10%) bid bond with a one-hundred percent (100%) Performance Bond upon award of the bid. ENGINEERS ESTIMATE: $186,000.00 The County Commissioners reserve the right to reject any or all bids and to waive any irregularity of bids, should same be to the advantage of the county The bidder recognizes that the purpose of the pre-bid conference is to resolve ambiguities, inconsistencies, errors or omissions in the contract documents, and interpretations thereof shall be made with a preference to the accomplishment of the purpose of the contract, without additional cost to the Board. Questions and inquiries concerning this bid shall be directed to the Question & Answer section of this project on the County's OpenGov Procurement portal. All questions and answers will be available electronically on the County's OpenGov Procurement portal. THE PROJECT WILL BE COMPLETED IN TWO PHASES TO MINIMIZE DISRUPTION OF THE DAILY OPERATIONS OF THE SECOND FLOOR. PHASE ONE INVOLVES THE CREATION OF FOUR NEW OFFICES: 216B, 216C, 211A, AND 211B. PHASE TWO INVOLVES THE RENOVATION AND CREATION OF OFFICES 221, 227, 228B, 253, 254A, AND 254B. Question Submission Deadline: January 21, 2026, 12:00pm This project consists of the interior renovation/addition of personal office spaces for the Montgomery County Probate Court located on the 2nd floor of the Montgomery County Common Pleas Court, 41 N. Perry St. Dayton, Ohio 45402. The scope of work for this project includes but is not limited to, new non-structural interior partitions, new finishes, and new electrical and mechanical fixtures as provided in the project plans and specifications. This project will also be delivered utilizing two construction phases as indicated on the drawings to limit the disruption experienced by the court during construction operations
