Renovation of a mixed-use development in Albany, New York. Completed plans call for the renovation of a one-story above grade parking garage; and one-story above grade municipal facility.

The work involves developing contract documents for elevator upgrades at the Federal Building and Parking Garage, including the following tasks: review and perform full condition assessments of elevators 1 and 2 at both locations (car, pit, traction and hydraulic systems, machine rooms, controls); provide recommendations for repairs, replacements, or reuse of existing equipment; prepare phased construction documents detailing necessary architectural, mechanical, electrical, plumbing, fire protection, and alarm/detection repairs to elevators and machine rooms to meet NYS Code; upgrade cab interiors; add BMS connectivity and future card access capability; furnish cost estimates with each submission; administer bidding phase by answering bidder questions and producing addenda; provide construction phase administration, including site visits, tracking/reviewing submittals, change orders, and preparing supplemental instructions as needed. Consultants are to study and document existing conditions, including hazardous material and destructive testing as needed. Deliverables include permit applications and stamped bid documents compliant with NYS Building Codes. MBE, WBE, and SDVOB goals are set at 16%, 14%, and 6% respectively. All bidders are expected to cooperate in implementing New York State's policy to encourage minority business enterprise participation.
