Site work, paving and new construction of a mixed-use development in Washington Township, Ohio. Completed plans call for the construction of a playground / park / athletic field; for site work for a playground / park / athletic field; sidewalk / parking lot; for paving for a sidewalk / parking lot; water / sewer project; road / highway; and road / highway.

Washington Township will receive sealed bids for the materials and labor necessary for: Countryside Park Phase II: Combined Phases 2A & 2B - Gateway Plaza, Loop Road, Paragon Entrance and Site Improvements Project for the Washington Township RecPlex 895 Miamisburg-Centerville Road Washington Township, OH 45459. METHOD OF AWARD Washington Township desires to award one bid for both base bid options. However, to encourage broader participation and optimize project delivery, the Township is issuing two (2) separate Base Bid Packages as part of this solicitation: Base Bid #1 – Site Improvements and Civil Construction and Base Bid #2 – Building and Structural Construction Elements. Bidders may bid independently on Base Bid #1, Base Bid #2 and/or provide a bid for both. Washington Township is seeking bids for civil construction work associated with the combined Phase 2A and 2B improvements to the Gateway Plaza, Loop Road, and Paragon Entrance at the RecPlex and adjacent Countryside Park. The scope of work for Base Bid #1: Site Improvements includes but is not limited to site demolition and preparation for new construction, substantial grading across designated project areas, concrete installation, including roadway and curb construction, utility infrastructure, including water, sewer, and electrical, site preparation for future structural components and amenities. Engineer's opinion of probable cost for Base Bid #1, (excluding alternates), is $3,899,999 dollars. The scope of work planned for Base Bid #2: Building Construction includes but is not limited to construction of outdoor pavilion and covered canopies, a new ticket booth with restrooms and maintenance building. Engineer's opinion of probable cost for Base Bid #2, (excluding alternates), is $970,707. Question Deadline - 30 October 2025 4:00PM If a Bidder contemplating submitting a Bid for the proposed Project is in doubt as to the true meaning of any part of the Contract Documents, it may submit a written request for an interpretation thereof to Mark Metzger, Recreation Director, at mark.metzger@washingtontwp.org or mailed to 895 Miamisburg-Centerville Road, Dayton, OH 45459 in writing on the form included with the Contract Documents. Based on the engineer's opinion of probable cost, the total estimated cost of the Project--including all base bids but excluding alternates, is $4.87M. The approximate estimated cost of add alternates on the project is $1.5M.
