Renovation of a mixed-use development in Ripton, Vermont. Conceptual plans call for the renovation of a 3,000-square-foot, one-story above grade fire / police facility; and 2,000-square-foot, one-story above grade clubhouse / community center.

The Town of Ripton, Vermont is seeking Statements of Interest and Qualifications from qualified firms for planning, design, and construction services for energy upgrades funded by the Municipal Energy Resilience Program (MERP). Upgrades are planned at two municipally owned buildings: the Ripton Fire Station and the Ripton Community House. For the Ripton Fire Station, proposed upgrades include installing air-to-water heat pumps with a hydronic floor for the garage, installing HRV for the garage, installing a direct vehicle exhaust system, installing ERV for the office, replacing the propane water heater with a heat pump model, insulating water lines, sealing and insulating various areas (corners, wall-to-roof transitions, attic hatch, wall and ceiling penetrations, foundation-to-wall transition), increasing attic and foundation insulation, converting lighting to LED, installing occupancy controls, adding solar panels and a battery storage system, replacing the refrigerator with an energy-efficient model, and replacing kitchen and bathroom faucets with low-flow fixtures. For the Ripton Community House, proposed upgrades include adding insulation and sealing to the attic and walls, and installing storm windows over historic windows. The final scope of work is negotiable and will be determined based on available budget, design feasibility, and alignment with MERP priorities. Project designs should incorporate as many proposed upgrades as possible and follow the MERP prioritization: Building Envelope, Fuel Switching, Lighting & Mechanicals, Ventilation, Resilience Measures. Firms may submit qualifications for either or both buildings. Preference will be given to firms interested in completing both projects. Submission requirements include a narrative proposal demonstrating interest and understanding of the MERP projects, relevant qualifications, the project team’s technical qualifications, examples of similar completed projects, three professional references, a proposed project schedule, and any additional relevant information. Submission does not guarantee a contract award. The Town reserves the right to reject any or all submissions or cancel the request. All costs associated with preparing and submitting are the sole responsibility of the submitting firm. Selected firms must meet all State of Vermont contractor requirements.
