Renovation of a clubhouse / community center in Fairburn, Georgia. Completed plans call for the renovation of a clubhouse / community center.
**As of November 17, 2025, this project has not yet been awarded. The project is expected to be awarded on December 4th, 2025.** Project Overview The selected contractor shall provide all labor, materials, equipment, supervision, and services necessary to complete the following scope of work for the renovation of the designated facility. The work is divided into two primary categories: Exterior Renovations and Interior Renovations, as outlined below. ________________________________________ A. Exterior Scope of Work 1. Cleaning and Painting: Pressure wash and paint the entire exterior of the building, including all exterior doors. 2. Roofing Installation: Install lathing and 16-gauge metal roofing over the existing shingle roof system. 3. Roof Trim: Install all required metal rake, valley, and ridge trim to ensure a complete and weatherproof finish. 4. Column Repairs: Repair all damaged or deteriorated exterior columns and repaint to match existing finishes. 5. Gutters and Downspouts: Remove and replace all existing gutters and downspouts. 6. Fascia and Soffit: Inspect all fascia and soffit components and replace or repair as necessary. ________________________________________ B. Interior Scope of Work 1. Flooring Replacement: Demolish both layers of existing VCT tile and install new glue-down LVT flooring (Mohawk brand or approved equivalent). 2. Flooring Samples: Provide flooring product samples for Owners selection and approval. 3. Base Installation: Install new 4 vinyl base throughout (color to be selected by Owner). 4. Kitchen Renovation: o Remove existing kitchen cabinets. o Install new cabinetry with granite countertops, including bar top area. o Provide and install all new cabinet hardware. 5. Electrical Devices: Replace all existing outlets and toggle switches with new white devices. 6. Painting: Repaint all interior walls, doors, and trim throughout the facility. 7. Window Treatments: Install new 2 faux wood window blinds in all existing window openings. 8. Door Thresholds and Hardware: o Install new thresholds at front and rear entry doors. o Install new door hardware on all interior and exterior doors. 9. Plumbing Fixture Demolition: o Remove existing plumbing fixtures in kitchen and restrooms. o Demolish all existing restroom vanities. 10. Restroom Wall Construction: Construct chase walls as required to accommodate new plumbing lines. 11. Restroom Wall Finishes: Install new wall tile in both restrooms, including moisture-resistant drywall as needed. 12. Bathroom Flooring: Clean and acid-etch bathroom floors as needed, then install epoxy floor coating. 13. Kitchen Fixtures: Provide and install new kitchen sink and faucet. 14. Restroom Fixtures: o Install new wall-hung lavatories and toilets in both restrooms. o Install new 24 x 36 ADA compliant mirrors above each lavatory. 15. HVAC System: Install a new 4-ton heat pump system, including all necessary ductwork, grilles, and connections. 16. Restroom Lighting and Ventilation: o Install new vanity lights and exhaust fans in both restrooms. 17. Interior Lighting: Replace all existing lighting fixtures with new lay-in LED fixtures. 18. Restroom Accessories: Install new toilet tissue dispensers, paper towel dispensers, and ADA compliant handrails in both restrooms.
