Renovation of an educational facility in Kewanee, Illinois. Completed plans call for the renovation of a 12,762-square-foot educational facility.

Bids for "All Work " including General; Civil; Architectural; Interior; Plumbing; Sprinkler; Heating, Ventilating, & Air Conditioning; Electrical; and Technology Bids will be held good and may not be withdrawn for a period of 30 calendar days from the date of receipt. Question Deadline 10/13/2025 at 2:00 PM CT Any comments or questions must be submitted to the Architect/Engineer All requests for clarifications or interpretations outside of the Pre-Bid Conference shall be made in writing to the Architect (Dewberry Architects, Inc.) and will be answered by Addendum when appropriate. The Henry-Stark Counties Special Education District will not release the Opinion of Probable Cost in advance of the scheduled time and date of the bid opening. Bid tabulations will be available after the award of a contract. Each bid must be accompanied by a bid bond, certified check, bank draft, or a cashier's check in the amount of 5% of the total bid, made payable to Henry-Stark Counties Special Education District as a guarantee that the successful bidder will promptly execute a satisfactory contract, will furnish a satisfactory performance bond, payment bond and insurance, and will proceed with the work. The successful bidder shall be required to provide a Performance Bond and a Material and Labor Payment Bond in the amount of 100% of the Contract Amount, as well as liability and property insurance as required by the Bid Documents, and including the Henry-Stark Counties Special Education District and Dewberry as additionally insured, before commencing work. The successful bidder shall enter into a formal contract based on the conditions and requirements in the Bid Documents and the Bid Documents will be incorporated into the Contract. Any clarifications or revisions to the construction documents will be issued by the Architect/Engineer in the form of an Addendum. The last date for an Addendum shall be October 14, 2025. Commencement of the work on the project shall be subject to the discretion of Owner. The Owner reserves the right to waive any irregularities and to accept any or reject all bids when, in the opinion of the Owner, such action will serve the best interest of the Owner. General Construction Work: a. Renovating an existing 10,000 sq. ft. building, constructed in 1972 and providing a 2,760 sq. ft. addition with an elevator and admin support spaces, the existing 10,000 sq. ft. renovation with have new classrooms and support spaces. A complete interior renovation with exterior wall and roof modifications are part of this project. The building is two levels with a portion of the lower level below grade. Dewberry designed program for the Wings Academy consists of administrative space, classrooms, de-escalation rooms, learning kitchen / life skills room, multi-purpose, dining and collaborative spaces designed to support the needs of the students. The 2,760 SF addition will add elevator access to each floor while increasing the overall square footage of the building to house administrative, support spaces and a conference room overlooking the property. The existing exterior will be redesigned and renovated to match the new addition materiality and form. The existing interior will be a full renovation with finishes and materials specifically designed for the individualized needs of the students. All Contractors are invited to email Chase B. Miller, cbmiller@dewberry.com, A general description of this project is as follows (not to be taken as a complete description or extent of the work): General Construction Work: The construction and remodeling, in general, consists of concrete masonry units, steel frame, and cold formed metal framing, masonry exterior walls, fiber cement siding, new roof with asphalt shingles, drywall and interior finishes. Civil/Site Construction Work: Civil construction, in general, consists of site demolition and regrading, a new hot-mix asphalt ADA compliant parking lot, concrete sidewalks, concrete curb and gutter, water service, and storm/sanitary sewer service." Plumbing Work: Provide a complete system of supply and wastewater piping; plumbing fixtures, floor drains, and all other materials, specialty items and labor specified, shown, or required by the Construction Documents. Structural Construction Work: The proposed addition is to be constructed with metal deck roof, with concrete on metal deck floors supported by structural steel framing on shallow foundations. Elevator enclosed with load bearing CMU walls. Foundation underpinning anticipated at southeast corner. Within the existing building, there shall be concrete slab on grade removal and replacement. Foundation underpinning is also anticipated along a portion of the west side of the existing building. Site has cast-in-place concrete retaining walls and steps. Sprinkler Work: Provide a complete sprinkler system including all piping, risers, sprinkler heads, devices and all materials, specialty items and labor specified, shown, or required by the Construction Documents. Heating, Ventilating, and Air Conditioning Work: Provide a complete system of heating, ventilating, and air conditioning and miscellaneous specialty equipment and systems, as shown, specified, and/or required by the Construction Documents. Electrical Work: Provide a complete system of electrical distribution, conduit, panels, switches, wiring, fixtures, etc., including all special equipment and systems shown, specified, or required by the Construction Documents. Technology: Provide a complete system of technological distribution, conduit, wiring, fixtures, etc., including all special equipment and systems, as shown on plans and listed in specifications.
