The City of Commerce is seeking proposals from licensed contractors to provide on-call HVAC system maintenance, repair, and installation services for City-owned buildings. The contractor will be responsible for supplying all labor, tools, materials, equipment, transportation, and supervision to perform these services. Tasks may include routine and preventive maintenance of HVAC units (such as rooftop units, split systems, packaged units, exhaust fans, chillers, and boilers), troubleshooting and repair of equipment and system components, testing and calibration of thermostats and building automation systems, maintenance and replacement of HVAC controls and sensors, replacement of various parts, emergency response for HVAC failures or critical service disruptions, seasonal startup and shutdown procedures, energy efficiency improvements and retrofits, and system upgrades to comply with Title 24 or other energy codes. All services must comply with relevant mechanical codes, Cal/OSHA regulations, and City standards. The contractor is also required to keep detailed service logs and respond promptly to both routine and emergency service requests.
