Renovation of an educational facility in Norman, Oklahoma. Completed plans call for the renovation of a 11,250-square-foot, one-story above grade educational facility.
A. Project will be constructed under a construction manager contract. B. If the construction time exceeds the contracted time, the Architect has the right to charge the Owner for the additional time spent on the project, which may then be back charged to the Contractor. The Project consists of the internal renovation of existing spaces for the Cosmetology program, including but not limited to updating the existing layouts, finishes, and MEP, please refer to the drawings for more information. Demolition of selected existing non-structural interior partitions, doors, and finishes, as indicated on the drawings. Provide new doors, aluminum framing, glazing, and finishes as required. Modify and extend existing MEP systems as shown. ALL correspondence to be directed through the Construction Manager. The Solicitation For Bids (Bid Notice) indicates the sub-Contractors and Material Suppliers that require pre-qualification in order to bid on this project. When designated on the Solicitation For Bids (Bid Notice) the, sub-Contractors and Material Suppliers shall submit a completed MCC Form A305A for approval to the Owner, ten (10) calendar days prior to the Bid Date. Manhattan reserves the right to review and approve the qualifications of all Subcontractors and Suppliers. Bidder must be able to prove his financial and organizational ability to carry on the Work, including financing the Work between payments through contract completion and acceptance. The Solicitation For Bids (Bid Notice) may indicate that Special Requirements are required in addition to the pre-qualification requirements. Special Requirements for Pre-qualification. Potential Bidders shall submit a completed MCC Form A305B, describing required specialized experience, for approval to Owner ten (10) calendar days prior to the Bid Date. Printed and electronic forms are available on request from the Owner. Special Requirements for this project are that the Company has successfully completed two projects of similar size and scope within the last five years. If required, pre-qualification forms shall be submitted to MCC for review. MCC will make a recommendation to the Owner after review. Each Bid must be accompanied by a certified or cashier's check, or bid bond in an amount equal to five percent (5%) of the total amount of the Bid and all Alternates as a guarantee that, if awarded the contract, the Bidder will execute the contract and furnish bonds and insurance as required in Sections 6. and 7., below. An Irrevocable Bid Letter of Credit used as bid security must be issued by a financial institution insured by the Federal Deposit Insurance Corporation or the Federal Savings and Loan Insurance Corporation on a form obtained from the Owner. The Owner reserves the right to hold the bid security of as many as the three (3) lowest Bidders until the successful Bidder has executed the contract and furnished the required bonds and proof of insurance. No bid security is required if the total of the Base Bid and Alternates is Fifty Thousand Dollars ($50,000.00) or less. Should any questions or clarifications associated with the bidding procedures or bid requirements arise, please contract Manhattan Construction. All questions are to be directed to the Manhattan Construction contact listed on the Project Directory sheet above. All questions area to be made in writing and responses will be issued as appropriate. All bidders should disregard any verbal instructions or modifications to the bidding documents. Only instructions issued in writing by Manhattan or Architect should be considered valid. Should the successful Bidder fail to enter into a contract within the time specified in 5.2.3 below, then there shall be forfeited to the Owner the security deposited with the bid. An extension of sixty (60) days may be given to the normal twenty (20) days permitted Bidders to return their contracts when the Bidder is having difficulty obtaining bonds. Bid security for non-binding, non-encumbered contracts where no estimated quantities for Unit Prices are given will be stated in the Bidding Documents. All of the copies of the Bid, the bid security, if any, and any other documentation required to be submitted with the Bid shall be enclosed in a sealed, opaque envelope. The Bid shall be addressed to Manhattan Construction Company, 410 N. Walnut, Suite 105, Oklahoma City, OK 73104. The Bids shall be delivered to Manhattan Construction at the address listed above. Place on the outside of the envelope the name of the Bidder, the bid package numbers being bid, the words "Sealed Bid" and the date set for opening. The Owner/Manhattan has the right to reject any or all Bids and to reject a Bid not accompanied by any required bid security, or by other data required by the Bidding Documents, or to reject a Bid which is in any way incomplete or irregular. The Owner/Manhattan will reject any Bid that is not signed by the authorized representative of the Bidder or does not contain the affidavit included in the Bidding Documents. The affidavit must be properly signed by the Bidder, notarized and stamped by a Notary Public. The Bidder shall assume full responsibility for timely delivery at the location designated for receipt of Bids. Bids received more than ninety-six (96) hours before, excluding weekends and holidays, as well as Bids received after the time set for opening of Bids, will not be considered and will be returned unopened to the Bidder. Oral, telephonic or telegraphic Bids are invalid and will not receive consideration.
