Renovation of an educational facility in Fanwood, New Jersey. Completed plans call for the renovation of a educational facility.
The project scope includes, but is not limited to, alterations to the 1st and 2nd floors. In addition, the building system improvements include selective roof replacements, a boiler replacement, hot water heater replacement, egress lighting, new interior finishes and assemblies. Commence Construction: Tuesday, December 23, 2025 Substantial Completion: Friday, July 31, 2026 Bidding Requirements: Bids will be accepted from a single general contractor for a lump sum bid Written Inquiries are due on October 22, 2025 DESCRIPTION OF WORK: A. Building Management System: 1. The Building Management Systems Contractor shall furnish and install a complete Building Management System (BMS) based on the Johnson Controls Facility Explorer including: a. All necessary BMS hardware and all operating and applications software necessary as described in This Section to perform the control sequences of operation. b. Section Sequence of Operation for HVAC Controls c. Project drawings including 1) BMS Diagrammatic Details 2) Sheet Notations 3) Equipment Schedules 2. The Building Management System (BMS) is based on and shall be in compliance with the BACnet standard, ANSI/ASHRAE 135. a. Non-BACnet compliant, exclusive rates, protocols (ARCnet 156k) or propriety equipment or systems (including gateways) shall not be acceptable and are specifically prohibited.
