Mountain Home AFB, Idaho has a Non-Appropriated Funds (NAF) requirement for design-build services to replace the antiquated fire alarm system at the Sagebrush Inn, Building 2320, with a new addressable fire alarm system, as required by the Fire Prevention Engineer. The contractor shall develop a complete design with supporting specifications, analysis (including a hazardous material survey for asbestos and lead-based paints), and a proposed construction schedule. Construction services will include demolition (with abatement of any asbestos and lead-based paint if present), installation of the new system, and commissioning in accordance with Unified Facility Criteria (UFC), design drawings and specifications, and other applicable standards and guidance. Building 2320 currently has a fire alarm panel and devices that violate Fire Code requirements, with no replacement parts available, necessitating a full system upgrade. The period of performance is anticipated to be 407 calendar days from the Notice to Proceed, with 212 days allocated for the design phase, 180 days for construction, and the remaining days for demobilization and close-out. The building will remain occupied during the project, and disruption to Airmen and their mission must be minimized. The project will be executed in three phases: Phase 1 for design culminating in a 65% design package submission; Phase 2 for construction beginning concurrently with the 65% design delivery; and Phase 3 for final construction tasks, testing, and demobilization. Magnitude of Construction: Between $1,000,000 and $5,000,000.
