Renovation of a mixed-use development in Columbia, Missouri. Conceptual plans call for the renovation of a medical facility.
This project involves architectural and engineering services for the tuckpointing and sealing of Building 1 at the Harry S. Truman Memorial Veterans' Hospital. The scope includes full removal and replacement of all exterior caulk and sealant joints, sealing of brick, stone, and mortar joints, and tuckpointing of failing grout/mortar joints. It also includes repairing or replacing seals around windows and storefronts, and potentially replacing them if necessary. Exterior utility infrastructure requiring environmental-controlled encasement, such as junction boxes and doghouses, will be sealed or replaced. Roof replacement is excluded, but resealing of joints and patching is included. Damaged flashing will be repaired or replaced, and additional flashing may be installed where needed. The goal is to fully seal the exterior of Building 1 to protect against environmental factors, excluding the Ambulatory Care Addition, Surgery Addition, and Community Living Center buildings. The A/E firm will provide complete design and construction documentation, including phased plans for each side of the building, itemized cost estimates, and deduct alternatives. The design must comply with all applicable building codes, VA standards, and federal guidelines. The firm must conduct site investigations, preferably using drones, and prepare as-built drawings. Deliverables include 50%, 90%, and 100% design submissions with drawings, specifications, cost estimates, and narratives. Construction period services include attending pre-bid meetings, reviewing submittals and RFIs, conducting site inspections, and assisting with document interpretations and cost proposal reviews. The A/E must respond promptly to construction issues and provide formal documentation for all site visits. The total design duration is limited to 120 calendar days. Location: Harry S.
