The bidder shall submit a project plan using specified design standards in compliance with all applicable City of Rock Island, EPA, and State of Illinois regulations, as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall serve as the general contractor, utilizing subcontractors as required, who must be identified in the project plan. The project includes: electrical, plumbing, HVAC, demolition, light framing, drywall, millwork, painting, acoustic ceiling rework, and removal of all material upon completion. Permit is required before work begins, and the work area must be cleaned upon completion. Specifications include: installation of a light and switch in the storage area; installation of one GFCI receptacle in the storage room; protection of the existing storage room floor to retain existing tile; restroom lighting to be motion censored with mechanical ventilation tied to lighting and vented to the exterior; installation of automated flush water closet, automated lavatory faucet, and automated hand dryer; restroom floor to be removed and replaced with commercial tile and tile baseboard; use of green board or equivalent moisture-resistant drywall; use of durable, water-resistant, cleanable paint finish; modifications to basement waistlines and vent plumbing for code compliance. All material and labor should be included for a completed project. Change orders are permitted for new situations approved by all parties, but not for items omitted or overlooked by the contractor.
