Remodeling of a mixed-use development in Waterloo, Iowa. Completed plans call for the remodel of a 25,000-square-foot educational facility.

The project consists of the renovation of approximately 4,700 square feet of office space on the second floor and approximately 2,575 square feet of space on the third floor of the TechWorks building in Waterloo. Programming includes a new entry area, new perimeter offices, new interior offices, new break room and storage spaces, furniture selection, and all associated mechanical, electrical, plumbing, and technology work. Minor common area renovation and existing conference room renovations are also included. The project must be Build America, Buy America (BABA) Act Compliant as it is Community Project Funding-funded. The estimated construction cost is $800,000. Bid security in the amount of 5% of the total bid in the form of certified check, credit union share draft, or surety bond on an original AIA Document A310, Bid Bond is required and must be submitted at the time of bid. The successful bidder will be required to provide surety Performance and Payment Bonds for 100% of the Contract Sum. Refer to other bidding requirements described in Instructions to Bidders. The award may be made to any responsible bidder(s) offering suitable supplies, equipment, and/or service at the lowest price, considering quality of materials or service. The right is reserved to reject any and all bids, or parts thereof, and to waive informalities.
