Renovation of a mixed-use development in Roseland, New Jersey. Completed plans call for the renovation of a one-story above grade municipal facility; and one-story above grade library.

The work includes the replacement of the HVAC air-distribution equipment, plenums, system components, and the repair and replacement of all accessories and systems associated with the HVAC unit at 300 Eagle Rock Avenue and 20 Roseland Avenue, Roseland, New Jersey. Principal items include a comprehensive HVAC system upgrade such as replacement of service openings and fibrous-glass materials, repairs to the duct distribution system, installation of a wall-mounted programmable thermostat and humidity sensor with new wiring, installation of an adapter curb for the new rooftop unit, installation of a cooling coil condensate drain trap and associated piping, pipe supports, air duct smoke detector, all required systems including casings, fans, drives, motors, refrigerant circuit components, air filtration systems, gas furnaces, dampers, and connection of gas equipment, and completion of all necessary electrical power connections. An alternate bid item includes the cleaning of the HVAC air-distribution system at both addresses. The work must be completed within 120 calendar days. Each bid must be prepared on prescribed forms furnished with the contract documents, include a non-collusion affidavit, ownership statement compliance form, Consent of Surety, and a certified check, cashier's check, or Bid Bond equal to ten percent of the bid amount, not to exceed $20,000. Bidders must comply with New Jersey statutes regarding equal employment opportunity and disclosure of partners and stockholders. Each bid must be enclosed in a sealed envelope with the name and address of the bidder, addressed to the Owner and labeled for the rooftop unit replacement project. The successful bidder must provide a performance and payment bond for 100 percent of the bid amount, policies or Certificates of Insurance as required, and comply with prevailing wage rates and all statutory requirements. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
