Project Phasing The renovation will be completed in two coordinated phases (see Exhibit 1): o Phase 1 - Core Renovation and Theater Activation (Exhibit 4 & 5) o Focuses on upgrading and renovating the existing building footprint to bring the Huish Theater to an operational, code-compliant, and public-ready state. o Must allow the facility to open to the public as a functioning live-performance theater upon completion of this phase. o Includes improvements to seating, stage, lighting, rigging, sound, acoustics, accessibility, restrooms, life-safety systems, and essential front- and back-of-house areas. Phase 2 - Expansion and Functional Enhancement o Will expand and enhance the facility beyond its current footprint to increase functionality, efficiency, and flexibility. o Anticipated improvements include additional backstage areas, rehearsal rooms, classrooms, storage, and upgraded loading and support spaces. o Design work should anticipate future integration of these Phase 2 elements to ensure seamless expansion. Scope of Work The selected firm will provide an end-to-end design solution addressing both phases, including but not limited to: 1. Initial Theatrical Design Concepts o Size, Volume, and Form: Develop design concepts that enhance acoustics and audience experience while respecting historic character. o Seating Layouts: Optimize comfort, sightlines, and accessibility. o Stage-to-Audience Relationship: Create an intimate and engaging environment. 2. Audience and Artist Circulation o Code Compliance & Accessibility: Ensure full ADA compliance and building/lifesafety adherence. o Backstage and Front-of-House Planning: Provide functional layouts supporting smooth audience and performer flow. Existing plans are available for review. 3. Sightline and Viewing Experience Analysis o Conduct sightline studies for all seating areas. o Recommend stage height and screen placement for unobstructed views. 4. Stage Machinery and Rigging Systems o Design a flexible stage layout with potential for lifts or adaptable elements. o Provide rigging and support grid systems, drapery, and catwalk access. o Plan for movie screen and projection equipment integration. 5. Lighting and Acoustics Integration o Theatrical Lighting: Full system design (fixtures, controls, power). o Architectural Lighting: Integrated illumination for ambiance and safety. o Acoustics: Specify treatments ensuring clarity and balanced sound distribution. 6. Structural Integrity Assessment o Evaluate the existing structure for load capacity and code compliance. o Recommend reinforcements as needed for new design elements and rigging systems. 7. Cost Estimates and Deliverables o Provide detailed cost estimates for Phases 1 and 2. o Deliver renderings.
