Renovation of a multi-residential development in San Rafael, California. Completed plans call for the renovation of a multi-residential development.

Project Summary : Art Works Downtown, BMR Affordable Housing Electrical Upgrade Art Works Downtown, BMR Affordable Housing has successfully completed the major infrastructure upgrades necessary to modernize the electrical system for our historic building. With the installation of a new electrical service, main switchboard, and partnership with PG&E to provide transformer and trenching work, the building is now prepared to move into the final stage of this multiyear effort. We are now seeking to complete Phase Four the final phase of the electrical project which focuses on the 17 affordable housing units within the building. This phase is critical to ensuring safety, reliability, and compliance with modern building codes for our residents. Phase Four will include: Replacement of all remaining knobandtube wiring in each of the 17 affordable housing units. Removal of old fuse panels and relocation of circuits to new panels. Addition of 4 circuits and 6 outlets per unit to meet current electrical needs. Full rewiring of each apartment. In addition, a recent lead remediation survey identified several units that require remediation before electrical work can proceed. The contractor will complete this remediation to ensure full compliance with health and safety standards. Final compliance and clearance testing must be completed and verified before any electrical work begins History of Completed Work Art Works Downtown has already completed the essential buildingwide infrastructure upgrades that paved the way for Phase Four: Electrical service upgrade design: Installation of a 1,200 amp, 120/208 volt, threephase fourwire service for the entire building. House panel and residential supply: A properly sized house panel installed, with a 400 amp meter/main dedicated to the affordable housing units. Utility partnership: PG&E provided and installed the underground transformer, vault, conduits, and trenching along Fourth Street and D Street, connecting the system to primary highvoltage and secondary lowvoltage conductors Project execution: Installation of the new main switchboard, feeder connections, core drilling, conduit routing, and final service connections are complete. The building is now fully energized with the new electrical service Current Need Who: A Class B (General Building) prime who either selfperforms or subcontracts to: C10 (Electrical) ; and A lead abatement firm with CDPH leadrelated construction certifications (supervisors/workers) and all required hazardousmaterials compliance. What: With the building infrastructure and PG&E service complete, the only remaining step is Phase Four rewiring and upgrading the electrical systems inside each of the 17 affordable housing units.
