The scope of the project includes, but is not limited to, Phase (01) consisting of removal, disposal, and replacement of the existing corridor ceiling and light fixtures for all floors. Existing ceiling-mounted systems on the existing ceiling system are to remain and be reattached to the new ceiling system. New HVAC and plumbing piping to bypass existing piping will be provided in corridors and rerouted to existing heat units and plumbing fixtures. Work also involves patching the existing roof deck/membrane, core drilling, masonry openings, partial wall demolition, and temporary removal of the existing ceiling grids inside rooms, as well as abatement at corridors. Phase (2) includes abandoning inaccessible existing HVAC and plumbing piping inside crawl spaces, providing new HVAC and plumbing branch lines to tie into existing heat units and plumbing fixtures located inside rooms, and modifying ceilings in rooms to accommodate the new branch lines and tie-ins, with selective abatement at units and fixtures. System start-up and switchover will occur, and the previous HVAC and plumbing system is to be removed to the greatest extent possible. Bids must be received as a lump sum price for the entire project, all trades, and be all inclusive. Bidders must be pre-qualified by the New Jersey Department of Treasury, Division of Property Management and Construction (DPMC) in certain specified categories or include documentation for prequalified subcontractors in specified classifications. Bids must be accompanied by required bid security and prequalification documentation. No modifications to the Instructions to Bidders, General Conditions, Supplemental Conditions, or Specifications will be permitted prior to bid acceptance except as may be allowed by addenda. Bids proposing modifications will be rejected as non-responsive. Bidders must comply with all applicable laws, regulations, and statutory requirements.
